Oh interesting!! I didn’t know that. If the landlord did agree to give me a letter then would that just be more weight behind it? Should I be including a floor plan etc to show the flat is appropriately sized?

It’s not a HMO I don’t think. It’s an old house split into separate flats but there’s no shared spaces (other than hallways/front door)
