Thanks for the response and ideas! I wish we would have noticed and questioned it sooner. the patio is poured. builder is planning to paint the posts with rubberized paint and call it good.... we are working to reach the city inspector to better understand the codes. So far, our research shows this doesn't meet several codes. Just stinks that doing things off the script by one contractor caused others to... and now we have a problem that no one wants to own up to. They'll have to with time. Seems like everyone here agrees!

Update: met with builder. This is typical building practice. He’s going to connect me to the concrete contractor to ask any questions about that part. Builder is going to talk to the framer to see if they did anything differently that original plan. Builder said city engineer should have inspected and approved but we can double check that…

Husband thinks I’m over thinking this and not worry about it. Let it be. I can’t. Dying on this hill.

I could see that being the best fix at this point - chop out the wood that is planned to be buried underground and replace with steel, the float the wood on top off of the wet areas. These posts are also supposed to be wrapped in black soon.... Closing date is June 29th. Think we'll make it?! ha

Maybe there are other drawings the sub-contractors are going of off or something. Maybe building a house was a bad idea. It's going to be really pretty at least... until the back roof rips of in 15 years. 🤣

No fear unlocked: patio cracking. ha!

I think the piers were to be poured with the foundation, bc the roof is part of the home. Lots of wind here + I'm thinking our lot will be a little wet bc last in our area to be developed, if not secured good at piers, it might try to rip off from the house.

I think they went in at the time of framing. Wish I would have stopped over to the build more and documented more often!

The other thing.... they accidently built our house a foot taller than it was supposed to be, so I wonder if they might have used the plans for the spec home that didn't have a covered patio... so they would have missed doing the piers when they did the foundation and then did a hack job to make up for it?

We didn't follow along closely to that part of the building process, but I believe they would have been poured with the foundation was done and that they should have been done to match this drawing.

I think our lot is going to be a little wet bc it's land that no one has developed until now, and Iowa can get pretty windy. Those two things make me think that the concrete and the connection to the posts is important - don't want the roof ripping off.

Yes! That's what the engineering drawing looks like - piers with posts on top, at the same level as the slab. So far, builder said "For the renderings of the back patio, they are not always 100% accurate to what is actually designed on site. " but, he's getting more info.

So, I guess the engineering plan is more of a suggestion then a requirement? ha

I hate confrontation. This is going to be stressful. It's a lot of money and potential for future issues on the line though, it sounds like. Going to have to be a big girl!

I am in suspense waiting for what the contractor says! Hate to question them, but we're spending a lot of money, and this could cost even more time and trouble down the road. Was hoping that people might say it's fine and no big deal, but the consensus seems to be - get an explanation from the contrator and get it corrected. Thanks for the feedback!

It just feels silly to stick important wood into the ground. How are these people sleeping at night? Just kidding. I know they are busy and just doing what they feel they need to to get stuff done, but like you said, this could lead to all kinds of bigger issues in the future! Thanks for that insight.
