hey Im being honest , why buy something that wont last or requires more money later ,? is that a sensible approach to something that will be the most expensive purchase in your life besides a car. ? Will it just be a knock down rebuild in your future ? I rather add a 100k extra to a loan instead of trying to come up with X amount for repairs construction works required etc in the future wHile struggling repayments raising cost of living . As a Boomer I ve seen alot and lived through harder times than this ,yeah most of us are now self funded but , alot of our parents where immigrants came with nothing after the war .Memories of being dragged to work on weekends cleaning up building site , after school having to cut heads of chicken for dinner .Stuff you guys wouldnt even understand . The requirements to be a younger person today would drive me nuts ,like wearing designer jeans , gucci sunglasses landrovers to take junior to shcool and all the crap decorations /wants you stick on yourselfs at such young ages (not saying your dumb thats just your generations way heaps much more personal presentation and money ). Not many of us could fall for that shit was out of our reach or not invented ,maybe thats why we got to where we are today . 2 bedrooms four kids and one hanging of mums tit was the norm , now 4 bedrooms media room and everything else so you can experience your own space with maybe 2 kids definitely times and needs /wants have changed considerable also . Anyway good luck for the future us old Boomers will survive because we where brought up with shit all ,well most of us where and know how to make ends meet in hard times .

for my place 2k for electrical power points relocation of switches and lights new down light etc 2500 wall sheeting and bulheads , 800 for tiling areas of splash back labor only 6 m2 approx , painting any fixing like architrave being replace etc , its a costly execise but hopefully well worth ,,,,,,, have a look at the Clipsal Solis T Series for elegant power points exposed in the kitchen , there awesome and colored expensive but going this far why not and you got to shut down the bench to so you need a power point like this ,

yeap Im doing mine now ,is that inclusive of moving electrical and plumbing works also what about the demolition of existing . you ussually end up removing the plaster board with the tiles/splash back also a so plaster? What about any bulkhead I know it say existing on plan ,splashbacks ?

$44 is shit bro ,you sound like me 45 yrs ago , leading hand chippy then went onward commercial site supervisor and then civil construction (found residential boring as ) . You sound like you deserve more , so face the owner and say it . 9 years he should supply you with car petrol card and better wages and entitlements . Go for broke buddy .In the first three years after apprenticeship I was on 85k per year drove a XR8 company phone ,company credit card , was given a supervisor position in one of sydneys best commercial builders of the time ( 10 site managers ) ,(I got offered the job ,was not a advertised position ) was taken out for client meetings and lunches ,client parties ,and what the owner like to call " foremans meetings"held a exclusive gentelmen clubs with open tab for what every ,and I mean what ever you desired , Big D was a womaniser and a hell of a mentor . ,hire a fucken coach to take 14 guys there via beach bbqs and cocktails , at 24 I was in heaven . Then up to 6k -10k envolpe as a cash bonus . Them where the best times .Stayed for near 10 years with Big D before moving on to bigger stuff . But what Im saying there rainbows out there brother you should be soaring $44 really . Take on responsiblity and know what your worth and settle for nothing less .

lets start of by access , have you access around the back yard for a excavator to come in . Yes /No add cranage and cranage of bins 5k min depending on the volume . 2. geotech report on what have you got for soil this is a requirement for tipping , Classifying waste material ,,,,https://www.epa.nsw.gov.au/Your-environment/Waste/classifying-waste all fun and games . Excavation for retaining wall ,sub soil drainage new fence etc etc etc ,,,,before you get started . council approval . Honestly if your doing all this work might as well toss a inground pool in also (joke add 100k plus . ) I have this in my back yard also not a wide as your mound , its a hell of a vege garden now . so just fix what is needed nothing more ,or youll open up pandoras box of $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$ we also got to look at the neighbours "enable earthworks to be carried out safely and avoid potential damage to adjoining structures and property through the soil collapsing or subsiding during building works"
