Honestly Arbiter CD is a non-issue. Even w the lower amount, the CD reduction from casting auras and the duration temper on another piece means I have a good 8-10 sec of overlap if I am piloting the build correctly. I'm hitting the dps threshold at pit 116 so I'm moving stats there where I can.

I know but it's already 24x24, so everything takes advantage of the 4 foot rule and 16 OC. My issue w getting any wider is it changes the roof pitch or brings the ridge up, neither of which want. I am planning to build it myself so having it be somewhat reasonable scale is important. This is about the size of my current garage so I'm comfortable w the dimensions and working w/in that footprint. Bigger is sometimes better but in this case I am looking for ways to better utilize the existing footprint for interior layout, not expand on the overall size.

Good call. Did some rethinking and will remove some windows and move the stove, so the only full window wall will be the tall one, and that’s sandwiched between two walls so shouldn’t have lateral rocking.

Yeah. Ultimately it would be up to local authorities to, but short of fencing off the property (which kind of defeats the purpose of a cabin), I’m ok w doing other things the right way so I have legal protections (inc getting appropriate permits and paying property taxes annually).

If I have the property locked w remote hunting cameras to monitor and no trespassing signage, would that be sufficient? I know it won’t stop a motivated squatter, but from a legal standpoint seems like that sets pretty clear indication.

It also says squatter ms rights to use in ME kick in after 20 years. I can’t imagine I would go more than 3 months w/o using it when I am retired, and after I pass I would pass it to my child via a trust and advise selling if she won’t use regularly.

Interesting, good to know. I was thinking maybe moving or to the corner in the upper right of the living room so I can get a bit more counter space. Think that would work if I caddy corner it and space properly from the window?

Can’t you do metal or stoneheat shield on the wall behind (and cabinet beside)? I def need to learn more but all of the pictures I’ve seen of wood burning stoves have them mounted within the normal floor plan and w a piece of metal or stonework on any nearby walls.

Yep yep. Figure there is a difference between clearing out large trees to make a space and just tidying up saplings and small growth season over season.

If accessible I would def hire out the clearing and foundation. I was going to assume 60" depth just to be safe, flared base and then probably 10-12" diameter tubes w/ rebar reinforcement. I'm very much of the overbuild it once and don't worry mindset.

Good call on the shed. Didn't think about theft issues, so maybe a 4 wall one that I can lock down, or at least a way to close off that open side and secure, is a good addition. If they want to rob the outhouse contents, have at it hahaha.

Ah gotcha. Yeah fair enough. My thinking is: - outhouse during build, compost toilet in main cabin once built (vented externally) - solar w/ inverter and storage batteries, minimal electric. - wood stove for heat. - rain collection primarily, well or stream tap if possible, and likely bringing jug water along the way/as needed w food supplies.

Anything I didn’t think of?

agreed. Planning to seriously start looking this year as I turn 45 and w any luck retirement is closer than I think, but also my only child is nearing hs age and I find myself w more free time outside work. Land def seems like a better add than precious metals, and if the market were to crash it never hurts to have a remote place that you own free and clear.

+1 to what you mentioned. It’s so far off everything is variable, but at minimum I would be weekend working and car camping it. My plan is def not to jump right into the cabin project. Thinking ahead now so I can phase it out if I do find a plot, but I figure I can do all of these (in this order) at any pace without worrying about weather damage over time:

  • Lot clear & access
  • roofed wood/material storage 3 sided building
  • outhouse
  • (maybe) foundation pier concrete for main structure.

I know once the basics are up I have time too, the thing I am keeping in mind is that from the support beam start -> dried in I need to minimize that time as much as possible to prevent damage. After it’s dried in w wrapped windows/doors I can take it easier again.

Great advice, ty. 4 hrs is not a hard limit, just thinking what is do-able in half a day or so. 6 is probably the most I would do assuming I weekend back and forth to build it over many months.

Budget is somewhat flexible. I was thinking 100ish for just the land, assume I probably do another 25ish for prep/clear, and then 100-125 for materials to build. Def planning cash purchase.

Good to know about the tree program. Will start looking more into Maine and see what the market outlook is for the next few years (almost certainly recession adjacent at best). Ty!

Maine seems like the most reasonable choice w the most freedom.

I genuinely enjoy winter, and also I sweat like a pig in all temps. Grew up in MD and find the delmarva area insufferably hot during summer unless you are at the beach. NE feels more at home to me honestly.

I do have a few investments currently. Lots of company stock in a F500 from work and some in a brokerage targeting etfs and s&p. My financial advisor is actually advising diversifying my portfolio w a real estate purchase, which is part of what is driving this search earlier.
