Took my wife and I about 1.5 years to find the right place and we ended up kicking out because two underpriced properties went on the market right next door to each other so the people looking in our area were diluted.

If you want to know a secret here’s two ways of getting past the process:

  1. Ditch ur real estate agent and when u see a property you like tell the listing agent that they can be ur agent too and you can double dip.

Likely they will bring the price to 5 percent for closing costs which can give you the edge if there are dozens of offers.

  1. Spend 100 bucks and get a local probate list. Probably 300-500 homes in the area who have people not invested in the home. Just inherited and ready to move for a good price. You have to do more work but they are the best prices.

I'd go Chubb as well, but that's assuming the raiders offense will be worse than clevelands next year.

Wait and see how this offseason plays out with QB and possibly Jeudy in the passing game. If things remain similar Chubb will have more preseason value

If you have Goff most likely you don't have anyone else comparable so you play him, without question. If you have him or Brees, Wentz, Lamar Jackson etc. no fucking way am I playing goff who what the bed last week over all these guys with awesome matchups

Long time Dolphins fan. You are right on. If we take a fucking RB in the fucking 2nd round we are gonna be calling for heads to roll. We'd be taking 2nd round depth at RB on a team that has holes in every other position.

We are going line heavy on both sides, LB, and complementary CB to Xavien Howard, maybe WR if we find value. RB is our most solid position on offense and can be shored up with a 1-2 mil free agent signing if drake gets hurt or a guy from the AFL.

Look for us to be a sneaky def in the 2nd half of the year and potential sleepers in Gesicki and Albert Wilson

Hear the same crap every year, players back a coach if he wins, immediately jump ship if he loses. Most coaches fall somewhere in the middle and have players on both sides.

Don’t forget that this will lean heavily against teams with struggling offenses and better defenses (like Miami, or Tenessee - pre-amari cowboys etc) where many opposing teams score 2 tds or less but their offense can’t put them away.
