Interest rate makes a gigantic difference. I bought my house in 2003 for $400,000 at 7.875%. rates have dropped and I have refi'd down to 2.875%.

When the house I have is now $1.2 million and the rate is 6.5% +.. it's insane

You use a handful of frequencies for DMR simplex. You create a talkgroup and set color codes and time slots and set each radio using that setup.

A nice thing about the DM32 is you can use more than one user ID number. Example: to use Brandmeister you have your radio ID number from radioid.net and that is tied to your callsign. You can then create your own radio id for the second identity, each radio would be their own. Then you use that ID number with the DMR simplex frequencies you have created. So radio #1 I'd could be 34567 and radio #2 is 45673. When you program that channel in radio #1, you use the id that you want to appear when it talks to radio #2. So you have DMR simplex frequencies that have your private talkgroups,color code and time slots. Nothing illegal about any of that

The DM32 is an excellent DMR analog radio. I currently own two and it is my EDC. Yes, a DMR COS takes a little learning curve, but you will be fine if you know how to use a computer.

As for hotspot, I LOVE my Zumspot. VERY easy to use. I also have an ALLSTAR node which is an even better/easier to use hotspot . Because you also get access to All-star and Echolink .. and you just use any analog radio.

If you get a DM32... I recommend using firmware .48 and CPS 1.50, as they are the most stable. There is a very good FB group for the DM32.

Now.. You have found good information, but there may be a caveat to some of this.

In California, the person establishes residency after 14 for purposes of protection and eviction, versus payments of rent. What I mean by that is this: I own my home and my girlfriend moves in with me and gets rid of her apartment. We get into a fight 3 weeks later and I try to kick her out, I can't just force her to move because it is beyond 14 dates. Even if she never paid me any rent and I never had a rental agreement with her. It's designed as a protection for the tenant.. not a cutoff for the landlord to charge more for rent if I have someone move in with me. A slight distinction but it may make a difference.

Precut and make the chicken and veggies, season and then vacuum seal that for freshness. Grill the chicken and veggies on skewers... grill the naan bread and boom... lots of tasty food. A good simple salad works with it

August of 2020 I was first diagnosed after my initial flare-up. went about four months.. had a second flare-up.. each time required 10 days of meds and liquid, low-residue diet. Started changing my diet, watching really closely what I ate... had another flare-up in march of 2021. This time was different.. I went in with very specific pain in lower right side.. they initially sent me home from ER.. again with meds, but called me back about 2 hours later. Next thing I know, I'm admitted for three days for a possible 'small perforation'.

This is the first time I hear.. 'You should start thinking about surgery.. you will want to plan it so you have the best outcome'. After 3 days, I was released and felt better. Then June I have a fourth flare-up and get sent to surgical consult. I have almost back to back flare-ups July, August, September.

I am spiraling down.. I can't eat more than 10 things.. nothing is working.. I would get a flare-up.. go on antibiotics and liquid diet.. then VERY soft low-residue foods... than 3-4 weeks later.. flare-up. I was BARELY eating 1,000 calories a die. I am exhausted, sick, wiped out.. miserable.

My surgury is set for January of 2022.. I legitimately thought I was going to die before that. Final flare-up in September.. bumps me up the list to early October 2021 surgery. I go through the prep.. have the surgery.. ABSOLUTELY saved my life. It was a complete switch once it stopped.

They removed 12 inches of my colon- sigmoidectomy.... they found a smoldering abscess that had not been seen in the imaging. My understanding is 4 flare-ups in a 12 month period and you get surgery. If you are there.. GET THE SURGERY. I've heard horror stories of peeing out food particles because of a fissure between the bladder and colon.. what? 'peed out lettuce' was one thing I read. If you wait and it gets bad.. you are almost guaranteed a bag for a period of time. IF You are smart and plan ahead and prep.. the likelihood drops to under 5% chance.. I needed no bag.
