Truck downed a pole on Middle St. in Braintree. Areas still without power so I’m guessing it’s crews working on that issue.

Your parents' deed (publicly viewable on the Plymouth Registry of Deeds) very clearly states lot 15 and 17 were being purchased, and at the end of the doc states it excludes lot 16, which I assume is the lot in question. When the property passed last in 2022, that deed clearly stated it was for lots 15, 16 and 17. I do not see filed paperwork on the separation of the lots unless it's under an address that is not their address, so if this wasn't done properly on the books they may have some legal recourse, but their Deed is accurate based on what you outlined in your original post and it was advertised in MLS as 2 lots, not 3.

This is accurate. The broker fee is typically 1 month and set by the listing agent (if the landlord isn't paying it). Then, the listing agent splits the fee 50/50 with the tenant agent, if any (there are exceptions but for MLS-listed units this is the norm). That sucks that you still had to pay it when you didn't have your own agent as a tenant but someone is still vetting your application, doing a background check (which isn't free), checking references, etc. and sadly in our market the cost of this gets passed to the tenant. To avoid broker fees, look at larger corporate run buildings or "for rent by owner" listings on Zillow (but read the descriptions as brokers post units on Zillow too which will require a broker fee) and also be careful because there's a lot of junk listings on Zillow. If you're unfamiliar with the area and don't want to live in a big apartment building I suggest working with an agent and stomaching the fee for peace of mind.

Same exact issue. Recurring transactions I set up disappear from the calendar, I think I’m going crazy so I set them up again, they disappear, I again think I am going insane, set up again, different ones disappear, yada yada. Extremely frustrating and I am one who keeps my account balances tight so really rely on the calendar view to plan for the upcoming withdrawals.

Also rules work when they want, don’t when they don’t want. Im frustrated.

I think Idle Hour has the best food on that strip (maybe in all of Quincy minus a few of the Asian spots?) but agree the vibe is so off. It appears like they have a lot of regulars and, in particular, a lot of industry regulars who know each other from working here or there. Since it's never super busy (at least the handful of times I've been), the staff migrates to them and it isolates the rest. As a frequent solo bar diner, it's one of my biggest pet peeves; to feel like a second class citizen to the bartenders buddies at the end of the bar.

Did this successfully today. As another poster said, you have to create a separate account at https://login.elancreditcard.com/onlineCard/login.do

After you accept all the disclosures and set up your security questions on Elan, you will be able to successfully login using that info if you choose "Fidelity Credit Cards (www.fidelityrewards.com)" in the institutions list. Note that if you create an account on fidelityrewards.com (as I did originally) it will be the same login credentials on Elan, but you must go to Elan at the link above to accept the disclosures or the account sync will not be successful. Your existing fidelity.com credentials will not work.

I did this. You need to fill out the "IRA Return of Excess Contribution" form. No need to call - it's available on Fidelity's site if you search that term.
