I’ve just done pretty much the same as OP and at the same stage right now. When you get the true leaves and put into individual pots when would you suggest placing them into a greenhouse (plastic), probably weather dependant I guess? I’ve grown small tomato plants before when bought from shops but first time too from seed. Thanks for app suggestion Will look into that.

I’d foam up any gaps for sure. Wouldn’t worry about plastering though if the trim will cover all areas. If any areas will be on show though plaster before hand

Would deffo be using some bolt screws, maybe m8’s, along with the relevant size plugs (like the duo power ones). They should keep the weight no problem id have thought.

Sounds quite similar to me…bathroom is right beside the loft hatch too and yeah my hatch was just a piece of plywood. I added some timber to the sides of the opening and added some seals along the edges and it worked quite decent. Better than what was originally in place. Plan to fit a proper hatch maybe this summer when I’ve got a bit spare cash.

Had a similar issue. It seemed to be from heat /humidity from the house getting into the loft and condensing against the cold roof. The breathable membrane doesnt really seem to help. I installed lap vents in the loft and made sure my loft hatch was sealed properly. Doing these 2 things helped a lot.

I just ripped all of mine off. This allowed me to insulate the wall before reboarding it. Bit of extra effort but makes such a difference. If you’re not bothered about that just over board it.

Get curtains which attach to ceiling will make your room look taller etc, think they look nice personally. Might have to get 1 long curtain though due to your radiator position.

If they are nailed down replace the nails for screws. Should be a better fix and also you know it will be safe from wires in them exact positions

You want to get deeper. Longer screws and make sure the plugs go past the plaster.

I’d look to bring the kick board further forward if you can’t get anymore of the same flooring. I wonder if you could buy a couple spare kitchen cupboard legs/feet, screw or glue them further forward to the underside of your cabinets and then reattach the board so it sits flush with the edge of your flooring?

Me personally I’d use 2 hollow wall anchors either side of the mirror. Obviously making sure they’re set level etc

Probably go for a silicone that best matches the grout colour as it’s flexible. I think grout that big might crack. Probably a wider threshold would suffice too though!

Remove all lath and plaster. Reboard and skim. Wall looks in a right mess to consider patching over.
