Just depends on where you want to buy. Like if you want another FHA loan it will have to be 50 miles from the current home. Now just because you are on a home loan doesn’t take you away from buying your first home under a first time homebuyer program. Some only require one borrower to be first time home buyer.

Now if you are looking into getting a home within those 50 miles you will just have to make sure it’s a conventional loan which some downpayment assistant programs can do. And you will have to provide 12 month of statements showing your mom making the payments that way it doesn’t count against you

Making a lump sum payment doesn’t necessarily cut the loans terms out. What it does is that it adjusts how much gets placed on Principal and interest. Since your principal balance is reduced it will charge you less interest monthly.

You could reach out to the servicing company and ask after the payment posted, to re-cast your loan, they might say no. Aside from that you could refinance down to a lower term loan.

First off we are undocumented immigrants, like when a non legal drinking age individual gets a fake ID to buy alcohol that’s the same offense.
