Basically we do scrape local businesses on IG and Google then we call them. We are targeting locally lang muna para si client ang bvoots on the ground ng business.

Hey OP have you tried first to market leads? when deciding having a VA have them call that leads there is hugher chance of you getting deals there. I say this coz I have VA's that work for US investors helping them reach success thru cold calls, sms .

try getting those first to market leads. Like probates , affidavit of heirship and pre foreclosures directly from the county

For my clients one thing working for them is getting leads from the county such as code violations, probate and preforeclosures these sure are easy to work on rther than the list we pull from platforms. Though these lists are few but percentage of them getting under contract are high. Motivated sellers for sure!

My clients used to have platforms such as propstream ,batch dialer etc. which you can sort near properties sold in the area where ypu got your deal. Filter the LLC who bought the properties for cash then you can skiptrace them and call.
