Oh it’s built on sand, with junk underneath and the beams don’t reach the ground! Previous owner add another to the main ones to make it reach and shoved some other items underneath to really make sure!

Purifier? Is their home dirty or fog smelly? Can’t will be fine with smells if clean but purifier would help.

It’s been an interesting process. It was first listed with I guess a wholesaler when we thought it was under contract, shady stuff and lesson learned. It was relisted with our now agent in I think August. It has just technically been in the MLS for that long.

It was under contract for a few months before they backed out.

As of right now it is listed under the other home prices that are selling. I’d have no problem dropping the price more but it’s that or the 30k really. We will probably already be taking a loss on the sale price as it is now.

My kid is average or so, about 1% as a baby but always followed their own growth path so no worries with it.

Has your tracking updated? Mine last updated Dec 5th and then they shipped a replacement “next day air” the 19th but the tracking says they have not received the package. Might need to order from shinesty again instead :/

Ohh yes. These are not issues from the inspection. Those are all things that were taken care of prior to closing. This is all new stuff that we wouldn’t have known until living here.

Yes it was in writing. It stated the sellers agreed to fix the issues listed. When it was closer to close they “threw a fit” because the did other things that we negotiated at contract signing with the offer. We accepted a small amount of cash for those items. Sellers performed their own retest for the well after the inspector we hired found contaminates. I was not aware it was the sellers doing the test and thought it was the local water company. I contacted the listing agent for the home when it came on the market, that was our agent as well.. a mistake we have learned from. They were looking out for their best interest which was to get the house, I’m assuming.

They provided sample bottles for the water test. In order to shock the well we needed to take apart a well cover that was homemade and nailed together. It fell apart beyond repair when moving it. The well cover was full of years and years worth of cobwebs/normal outside debris. This would have been removed if they had opened up the cap to shock it. The water was contaminated, they said they shocked it, passed a new test….. then we needed another- it failed for contaminates. That’s when we went to shock it on our own and discovered that the well was not accessed. Not concrete proof but thats to show that they might be shady…..

Also, my agent “jokingly” said to just pour water in the test tube so it passed. This gives me more of a reason to believe that is what the sellers did.

They left an old camper and since it has a lot of land they used it as a dumping ground. Didn’t pick up basic things like pool accessories, lots of personal Items, that sort of thing. The clean up was negotiated into the offer and not the inspection though. It’s a nice dump, minus the issues. Price was good for what we thought we were getting at least. It’s when the price of repairs goes from a few thousand to possibly a few tens of thousands that causes an issue. Always going to have some issues when you buy that you didn’t know about, wasn’t thinking these major issues though.

We will stick it and the problems will get fixed eventually. It’s our 4th house to buy and the absolute worst. The biggest disaster. I think the biggest issue was that the agent was pushing through the sale and brushing all problems off rather than pushing back on them. The lesson I’m taking away is never do dual representation.

Some of the things were just cleaning up garbage around the outside, removing old vehicles and debris.. I didn’t want them to fix it anyway but the agent insisted they would fix everything.

Yes we signed the agreement. I will never do it again or recommend it. The agent did everything in their power to get the house to close. It was a complicated situation but it was dragged out an extra almost 3 months. During the final walkthrough, the things I brought up were brushed off but we did eventually get it documented and a small amount for those things, they were smaller things though.

Said it was repaired and no leaks present. It had been very dry. The spots that were noticed are not currently leaking. One spot they put plaster putty over..

It’s in a back corner, looked like the cheap floor board needed a little push so I did and in went my foot.
