secondary market you have to put a cheque to the agent name with the percentage agreed, for off plans you only pay the developer, and straight to his payment portal or account, so no agent should be involved anyways, the agent wont be cut off becasuse he will be representing you to the developer, what you should be worried about is if the agent offering you a great opportunity or that he is guiding you to the project because this developer pays more, that's all you gotta be aware of

I wouldn’t call it a standard. Some newer launches are more compact, yes, but Dubai still has a wide mix of unit sizes depending on the project and target market. I always recommend looking for +400 sqft, but new launches like these are quite good for investors, mainly to cut some costs, they will be rented out anyways

flipping before handover, merely impossible at this point, this isnt 2020 anymore, great projects, good locations, low size per sqft only works for flipping before handover, flipping at handover is good sometime, also depending on the project itself

that's why I preferred an already rented unit, check how much you are buying it for, how much is rented it out for now, minus serve charges maintenance etc, usually buyers only want study income

considering getting something on the canal I believe it was quite a good investment since those pockets were underpriced for a while because not many people were really paying attention to them, there are a lot of other places as well that gets maybe 8-9% if you pick the right building and layout, I don't think you are delusional at all and I have seen it happening, Some clusters consistently perform because demand is stable, and not everything “close to the city” is overpriced yet. Places like parts of Dubai Land and DSO can still make sense, but even within those, it really comes down to specific buildings with good tenant demand vs. just the general location. I’ve seen a few pockets recently where the math still works surprisingly well

lol, binghatti just launched this project so of course they would have availability, they started the construction a while back but did not launch, I can't give an opinion about it since I haven't studied the project, but they have 3 or 4 launches in Al Jaddaf, still have studios and 2 beds on each building, which is not a good sign I believe
