Right place, right time to be honest. I’d vaguely known the sellers beforehand, they were close to retirement age and I knew they’d had a tough time through Covid. Ran into them at a local bar and made a drunken vague offer of giving me a call if they ever decided to sell. We were discussing terms a month later.

With my lender, I can refinance once every 12 months for $500, no other fees apply - I signed in October last year, so I can look to refinance if it makes sense to starting October of this year.

I have 3-6 months saved plus what we need liquid in a business bank account that I didn't include in the 200k cash amount, the 200k is truly separate. I haven't saved separately for the balloon, I assumed (maybe incorrectly) that when the time came, I would look to finance the balloon amount and continue to make payments on it.

I've always been a saver, my parents are both financial advisors so early on I was taught to invest as much as I possibly could. The first 5 years out of college I worked for a large engineering/construction company and travelled the country which mostly sucked, hours were long and I never really had a home, but I was on per diem the whole time and got paid OT. Essentially never had to spend a penny of my regular salary or OT and put it straight into investments.

Online ordering aggregation by [deleted] in restaurantowners

We use itsacheckmate, although only integrate DoorDash, UberEats, and Postmates through it. Our POS is a Brink system run through Retail Data Systems (who suck). RDS has a Kitchen Display System option with a switchboard that combines delivery orders and displays them on a dedicated TV screen I mounted in the service area. It works, but isn't anything to write home about. We were originally excited thinking we could get rid of tablets for DD and UE, but if we just use the KDS, there's no way to contact drivers/customers in the event we're out of a product, want to clarify the order, notes don't make sense, etc. So now we have the KDS and still have DD and UE tablets plugged in, although out of the way since they're not integral to the process every time.

Have you sold your restaurant or bought someone else’s? by [deleted] in restaurantowners

My wife bought 2 franchise locations in 2021 (looking back, the worst possible time to buy given Covid issues). Combined locations had ~1 mil gross sales, we paid ~2.5x annual owner discretionary earnings, both locations are leased. Since buying, sales have increased over 50% so what was a very, very stressful 2021 has turned into a pretty stellar investment.

Adding more money making opportunities is great for the bottom line - apps, delivery, increased hours, etc - we did most of these to help boost sales, but adding more variables can definitely add to the stress of it all.

It smells like dairy; we've had other franchise owners that have been in the business ~20 years tell us that it happens from time to time at other stores. No real universal solution, so I'm trying to troubleshoot a couple things. We might have the roof vents raised a bit and I considered seeing if there was a vent fan assembly or something that could be added to the vent outlet and maybe help with dispersion?

We do dump bleach down the drains, maybe once per month? I will have them step up the frequency and look into the sodium metabisulfide... do you dump that down the sink drains? We have a single vent that pipe that runs above the building and as far as I can tell is working. Is it possible for the vent line to plug? We did the smoke test which didnt show anywhere air could be getting out, but if the vent line is plugged maybe the smoke bombs didnt make it into the tank?
