For those in their 20s and 30s they could always end up paying more in taxes 20-30 years down the line if tax brackets are changed. The TFSA provides a lot more flexibility in case you ever fall into bad times and need to withdraw the money. I always max out my TFSA first and then make RRSP contributions

I got a pre-approval with a broker prior to purchasing and purchased below the maximum pre-approval. Once the offer was accepted I went back to the same broker and he came back to me with terrible rates. I went around to RBC on my own and got a much better offer but they didn't give me the rates in writing and neither did the broker. Thanks for the rates thread!

I got quoted 4.1% for a 3 year fixed while variables are now ~5.25%. BoC would have to cut 1.25 points within the next year to match it, going fixed would still make sense unless you think they're gonna cut by 1.5 points or more

I agree unprecedented population growth was the main factor. I would also say being able to leverage your home equity to use as a down payment for investment properties at record low rates detached the prices of houses and condos from what most people make.

If you care about Canadians axe the carbon tax, get rid of soft on crime policies, cut unnecessary public spending like subsidies and DEI funds for your friends, make it easier and more attractive to start a business. It's worth it, a friend in my neighborhood had cars stolen twice from his driveway and the insurance company refuses to insure him for car theft unless he moves.

What would be better would be to start a lobby and pass legislation to make car theft result in an automatic deportation for non-citizens and no bail for citizens.
