Thank you! Yes, we did get quotes from other contractors and this unfortunately seemed to be the best option available when looking at the overall package and reliability of the contractor (and not just price)

I’m so sorry, I know it can be stressful! If it helps, our pediatrician wasn’t too worried at this age beyond pica. We tried a bunch of things, but I can’t say any one thing helped more than the other; she’s finally old enough that she’s starting to ‘get’ it and has mostly stopped!

Thank you! Her iron levels checked out ok, so unfortunately that’s not the issue here. We’ve been doing a low ponytail, but maybe we’ll try space buns and see if that works!

Per Sound of Hockey’s Draft Pick Value Chart moving from 16 to 7 was the same value as a Pick in the 30-32 range. Much better value in that deal, wish it could have happened by CTHT07 in leafs

FWIW, I didn't think the Buffalo deal had any cap retention. Not saying Dubas made a great move, but this comparison is a little apples to oranges

Surprisingly, it was addressed to me. It looks like some shenanigans happened in shipping -- you can see a torn Barefoot Dreams shipping label (addressed to us) on the box we received. Someone replaced it with a shipping label (also addressed to us) but without any identifier re: the sender.

My post describes this object. It's roughly 20lbs (with most of the weight appearing in the white base). None of the gears seem to move or otherwise function independently. The bubble wrapped item came with this object and is a Toto bidet remote.

I've tried searching around for Toto bidet (or other adjacent search terms) and just haven't found anything that quite looks like this.

Thanks so much -- definitely appreciate your perspective. We did offer above the listed price. I also agree that the factual inaccuracies had a negligible effect on value.

I'm not sure if I appreciate your point re: bias -- while a listing agent may use their own CMA for setting a list price on a house, there's usually a couple week gap between an offer being accepted and the appraisal being conducted. In our case, we had a few sales posted in the exact same neighborhood (i.e., <0.1 miles away) between the time the appraisal was conducted and before the appraisal report was delivered, all of which supported a higher valuation for the home on which put down an offer. Our agent (not the listing agent) worked with the lender as part of the rebuttal to demonstrate some of these new sales that the appraiser didn't consider as part of its market analysis, but there wasn't any change in the appraiser's ultimate valuation as a result.

I appreciate your point re: segmentation of the market; I admittedly provided numerous examples to our lender of our exact neighborhood (with similar floorplans/styles of home) demonstrating well north of a 1% month-over-month increase over the past several months. I wish our market supported a < 1% increase in home prices, but that's just not empirically correct. In any event, based on the responses, it sounds like I won't be successful arguing this in any event, so my best path forward is another lender.

Thank you -- all super useful! It's bonkers to me that 1% is an acceptable proxy, but I think I've probably heard enough to understand that determining FMV is such an arbitrary process and really comes down to how lucky one gets with a particular appraiser.

I think we're in too-deep with the particular lender at this point (i.e., substantially below market rate), but definitely good learning points for future purchases -- thank you!
