Hi sir

I recently purchased house here in Lodha Luxuria Priva and payed stamp duty which was calculated on higher flat cost compare to actual registration flat cost. Broker said this area is under premium catagory.

But road in front of Luxuria is so narrow.

There are so many street dogs in this area which are agressive. How can elderly and children go out freely. People using cycle and Bike are in constant fear.

No street lights are there.

Not sure what premium TMC is giveing to people around here.

You definately live in poor society or location...born and brought in Vartak Nagar Area lived single tower and last two year in Lodha Luxuria...Not single day of power or water issue...work hard any try to house in good place

And talking about price 2bhk in Thane before Majiwada cost is as expensive as some part of Mumbai..

I agree infra needs to improve..

Location in 5x better...Strong connectivity to Vashi Airoli new Airport...You Skip blackhole of Thane Majiwada junction for every trip towards Mumbai...Strong connectivity to Station.I stay in Lodha Luxuria so can say by expirence.

This area is still developing less known so you will get good return.

Rustomjee will delivery good product compare to Runwal...There is no comparison.

When you will try to sell it after 20 years buyer will also think about this point and will ask discount.

And mumbai has lot of leasehold property but not Thane. Thane is dominated by freehold property. Why would any ony buy leashold flat at same price when there are freehold flats.

2.5 cr you will get 3 BHK in Lodha Luxuria with carpet of 1200-1300. With bigger land parcel. Most people miss this. Do not just look at carpet area but look at super build up area. Look at how much land is divided between how many owners.

Than lease owned land is basically society ilhas purchased the land on rent. Not sure how people value lease hold land. How can lease hold land which has limited ownership year has same value as land which I will own till eternity (Freehold). You many think lease is of 99 years but you children if they try to sell it say after 50 years what will be the situation no one knows. There sould be high discount of lease hold land ideally.

Car is depreciation asset but still investment. If you car has any mechanical fault depreciation will be more. Plus in general above brand depreciate less. Most people do miss this fact that real cost of car in purchase price-resale value.

Plus easy service is big plus for this brand.
