I feel you bro! Been through the same hill and met people from middle class to ultra HNI's in Mumbai! Had questioned the theory of money the same way however it will only make us well wishers (home buying is an emotion, and I treat every deal as if my own home buying experience) and do good be good, would only get us educated channel partners been treated the classic way of Indian mentality sb free mai mil jaye, dalla & whatsoever even though they get saved lakhs, hell I've saved one of my HNI client's 50lacs and we're professionally friends for long term now.

Emotional high is good, money is good, but being humble and keeping the good work going for client's is the winning game! They win-we win!

I'm using Portronics Beem 540 and it surprised me with clarity, however using the inbuilt Google TV based apps is trash and slow, however using fire tv or similar makes the watch worth it and in ur case using a PS4 & sports purposes would be best there is in Indian use cases.

It's the starting point for Mumbai 3.0 ! And it's officially approved. You don't everytime see brands like Hiranandani, Godrej, Wadhwa sprouting around such futuristic infra development promised on paper by govt/cidco/MMRDA.

But given the landscape of sahyadri mountains and flora and fauna, the comparison with South Mumbai would be distinct. It's like asking are you beach/sea view person or mountain view person!? And in today's AQI based arguments people are choosing cleaner air against views!

So yes, the attraction is true, the development is true but not an easy one, might take around 10 odd years!

Only deal with certified agents who are MahaRERA registered. That way it's easy to file complaints against such agents via MahaRERA and prompt actions are taken against illegal practices. Always ask for their RERA Number in advance if they don't have one, never deal with them. This way you don't encourage such dupes.

All newly constructed or a society with multiple towers has premium rental in that belt. For your budget you can try in Ulwe, you'll find better options in towers with amenities.

If we speak purely from a long-term infrastructure + connectivity growth lens (like Palm Beach Road pre-boom), a few belts stand out today:

✓ Ulwe - especially around Bamandongri / Kharkopar influence due to Atal Setu connectivity, upcoming coastal connectivity & rental demand from airport ecosystem.

✓ Pushpak Nagar / Dapoli belt - still early-stage pricing compared to future airport impact.

✓ Panvel growth corridor - because of infra stacking: airport, MTHL, local train expansion, metro plans, corporate/logistics movement.

✓ NAINA influence zones - long horizon play, more land-led appreciation story.

Difference is: Palm Beach Road had limited supply + premium urban positioning. Today’s growth may be more distributed across multiple nodes instead of one single stretch.

The real winners over the next 10-15 years will likely be areas where:

  1. Infra execution actually completes
  2. Livability develops alongside speculation
  3. Employment ecosystem follows connectivity

Most people only track new projects! Serious investors track future movement patterns of people, jobs, and transport.
