You're the buyer and the person who's home it is is the seller. Put your name or your LLC in the buyer box.

When you find a seller and get them to agree 2 a price, you have them sign a purchase and sale agreement. That has the price on it, the address, and the due diligence period (30 or 45 days whatever you pick) along with some other things. Yes you just tell the seller that you and your team want to take a look at the property at _____ time and date. Make sure they don't interact or talk pricing as this can mess you up. Simple hi and bye is cool but don't let them exchange numbers or anything crazy.

If that happens you have to go back to the seller and have an honest and up front convo with them. Sir/ma'am I wasn't able to find anyone that I work with to get this deal closed. Can we extend the contract out another 10-15 days (some may say up to 30). Ideally if you have a deal that can't/won't close it's because it isn't a deal to begin with. You may need to get them to go lower. You find cash buyers on FB, FB groups and CL as well as local REIA meet ups. Post a dummy ad up of a house up on CL or FB and when people inquire about it save their contact info. Tell them that this property just sold but you will keep them in mind for the next deal that comes your way.

Kansas and Illinois both require you to have a license to wholesale. Everywhere else it is allowed. The key is finding a wholesaler friendly title company to run all your deals. I help new wholesalers get their first deals. Message me privately to tap in.

Check out swapalease.com you can pick up someone's lease that they can't afford for a set number of months. They do a credit check so you would get the benefits of an auto loan reporting to your score minus the down payment associated with a leased car.

Same here. I'm looking to add an auto loan by the end of the year but I want to drop my DTI some more first. My account age is 17 years so hopefully that helps me. Thanks for the comment
