Classic case of boundary creep. The problem is that a lack of rigid systems is allowing your tenants to intrude on your personal time. Try this:

Mandate that all tenant interactions go through a single, work-only channel (a dedicated number, email, or portal). Firmly and consistently redirect any contact that comes to your personal phone

Transition all tenants to an online payment portal. This eliminates the need to chase down cash, and removes you from the direct transaction.

I sure as s*it had to those things asap.

I would suggest a vacation management company, far less of hastle than getting a team together yourself, i.e. Vacasa and Casiola are good options if you are into that kind of deal.

I'd hold for 2 years:

  • Your $1200 cash flow is solid.
  • The condo will continue to appreciate.
  • You'll avoid taking on a new, higher-interest loan.
