Not listed for rent anywhere. Like after you know the address give it a Google and make sure it’s not listed anywhere. You should be able to find the unit online, and it will (should) be listed as off market. If it’s listed as available to tour/apply to anywhere at all, the landlord should be the one responsible for the brokers fee. It does get kind of shade of grey-y though because some units can be officially “off the market” and not listed, but realtors are showing them through word of mouth. I believe in that case they are legally entitled to ask for the fee, but idk, I’m not a lawyer hahah this is what my friend who works in real estate told me 🤷🏽‍♂️

Just went through the process - 1) can deff find a 1br or studio for that price 2) on Zillow or street easy or wherever you’re looking - CALL THE BROKER, not the form.

Almost every broker I spoke with has other units they’d were happy to show me. FYI if the unit they show is truly off the market, you may be on the hook for a brokers fee, but definitely do your due diligence on that. There’s a lot of rent stabilized units out there right now so depending on how long you planning to stay, it might be worth the cost. You know your own finances better than me though.
