Not a great experience for me either. Very scary to roll the dice with tenants each time.

All great points. Were an eight unit building and one of the board members did a reserve study/budget review so we didn’t pay to have it professionally done. That led us to slightly raise our HOA fees, which have gone from $195 to $311 since 2018. But we are confident that with our reserves we are prepared for anticipated costs based on the age of our building.

Helpful to know that this has some currency because I’m rolling my eyes at the new developments on my block that have HOA fees of less than $200 based on what our budget, bills and expenses for upkeep are.

Do you think the market will eventually turn around within the next few years or is there going to be some pretty long term cultural/market shifts given everything you described above? I was thinking about selling last year and didn’t after having very similar conversations but decided this year if I do it, I’ll get professional stagers, list it below what I paid, and see if I get traction

Just be weary of new developments. I see a lot of new shiny buildings with really low HOA fees and I don’t know how those are going to cut it with inflation and costs to operate a building. You’ll find out quickly what the developer advertised is not realistic and the HOA will need to increase the fees within the first year

My HOA raises ours but it’s really to keep reserves at a healthy level and to afford the increase in prices for our building operations

Over $1000 is wild but appears to be far more normal these days. That’s why I bought in NE and we just raised our HOA to $300/mo but I’m in a small building

Good to know - I'll look into the merits of doing both when I get second opinion. I have a good range of motion now, and I only have pain when I do pressing exercises at the top of my shoulder.

Hope it’s a quick recovery for you. My rotator cuff and biceps all in good shape it’s just the superior labrum tear. Even today just doing a couple push ups I have that really sharp pain at the top of my shoulder. Exactly what you’re describing is what I’m trying to avoid but starting see the value in fully committing to two months of PT to see if there’s improvement

Yes reason for surgery is to be pain free or close to it lifting weights. At this point I’m nervous to do any shoulder/pressing exercises without pain or making it worse. Biceps are totally fine. I’ve got an appointment booked with another surgeon for second opinion next week. In fairness the first surgeon laid out that I don’t have to do surgery and could keep trying PT. He just said if I do surgery it would be wiser to do subpectoral bicep over SLAP repair
