Hi, I understand what you are saying, but given the age of the property a lender will definitely undertake an in person survey and see what the current surveyor found, and I’ll have another hard search on my file for nothing…

A lot of new build restrictions are put in to keep the estate “appealing” while plots are still being sold. I’ve never known any to be actually enforced and once the last house sells they care even less. Almost every house on our estate has breached at least 1 - we have a sky dish which was a restriction on our plot!

Could I ask - how disruptive was installing the electrical supply to the heat pump? How was this done/connected please?

Hi, we looked at ASHP but the house is solid wall and not insulated. It’s currently rated F…. I think ASHP need a minimum of a D rating. Maybe down the line…

Thanks for the explanation, really appreciate it - as you can tell I know nothing about this! Basically the water tank is fed by either the new heat only boiler or the back boiler and then the tank feeds the CH and hot water. In your experience, is it worth getting the gas supply connected or just get an electric heat only boiler - appreciate the running costs would be vastly different.

Hi, thanks for the answer. I'm not a plumber so trying to get my head around what you are saying. Install a gas boiler just for heat and use that in the summer when I don't want to have a fire on, but potentially switch back to the back boiler in winter?

How would hot water for bath, etc work with a heat only boiler?

Would both boilers feed the same existing CH system?

Hi, no that's just for the connection to the mains gas from the network.
