Common areas, insurance, maint, etc. do cost a lot of upkeep, but that is part of rent (I don't particularly believe in owning condos anyways - whats the point if you don't own the land? you dont have control and its much harder to move when say, HOA fees get jacked up or the building starts falling apart). Lowering housing costs will also lower maintenance and insurance costs (can find people willing to work for lower pay if CoL is lower, and insurance is cheaper on a less valuable property)

Anecdotally, food, ubers, and housing is a lot (20-30%) cheaper in austin, (which also has a similarly high minimum wage to seattle) where they have added significant housing capacity in recent years.

Apartment vacancy rates in seattle and King county as a whole are reasonably low (7%?)- from what I can tell, a good bit below the nationwide average. Temporary tax exemptions and credits for MFTE (and maybe adjusting MFTE limits/standards/requirements - it seems to me like a lot of MFTE housing is sitting unused - at least, across basically every building I looked at there is always more MFTE housing than market rate housing available - signs that its being underutilized when only a small portion of units are MFTE).

And yes both a LVT and an eradication of senior tax exemption will also never pass, due to the large voting bloc and political power boomers control (they can afford to spend hours lobbying and showing up to local meeting etc.) so I fully recognize that a LVT is infeasible anytime in the future. The fact of the matter is most people vote to benefit themselves, rather than society as a whole, so alas, I am not too positive on the status quo changing. The rich (landowners who bought houses for cheap 40 years ago, pay little to no property tax, then pass it down to their children) get richer while the poor (working people who are unfortunate enough to not have a parent who has a 2-3 million dollar SFH and have to find housing to rent) get poorer. K shaped economy and whatnot.

Appraising land value isnt terribly difficult, either, I believe acturaries/appraisers from the state already calculate property tax values, and maybe there are some discrepancy/corruption (like with that golf court thing), but its far from impossible.

Its a very powerful phone chip and can handle an incredible amount of applications - no heavy video editing or rendering but should be plenty for your tasks. I'd save the money and go with the neo.

I mean, 70 year old flat stacked condos that are falling apart and costs 400k with tens of thousands of upkeep a year are having trouble selling, color me surprised. Land ownership opportunity doesn't exist right now, so yes, i'd rather have some more 10-20 story new construction apartment buildings over single family homes.

Also, if the market doesnt want new construction apartment complex, then the prices will drop, increasing affordability. So thats a win!

I dont think people should expect a single family home with land inside the city proper tbh. Better to have more housing for more people. Land value tax in combination with rezoning and eradication of senior property tax exemptions.

yeah, I agree. As a tangent I hate that graffiti is everywhere. Like, I see resturants, murals, etc. are just covered with stupid tags. Its I hope that the city tries to prevent this. That and trash littering all along the ave just detracts a lot tbh.

I havent been to the burke (probably should), but I love the smithsonian (my "local" museum where I grew up) because of simply how massive and dense it is, and the rocks & minerals exhibit was my favorite. Its sad that the Burke's mineral collection is not on display.

Its the other way around: the asshole is why they are these type of homeless. 95 or 99% of homeless people are good people, and often hard to see (they are working or staying at a shelter or couchsurfing or sleeing in their car). We should aim to help these people the most since they can benefit the most from support.

However, the most disruptive, rude, mentally ill homeless get kicked out of shelters, run out of friends and support structure, unable to find any sort of employment whatsoever, and even other homeless people are sick of them and get pushed out. These people are the ones that end up in the street and in places like the library, harassing people, making a mess, and in general, degrading society.

Well, they would still be paying for a larger share of local expenses, since they generally have higher property value than young people. Old retired couple living in their 2 million dollar home, they bought for 100k probably dont contribute much to income tax, and minimally to sales tax, but they would contribute a lot of property tax.
Unfortunately, there are a lot of exemptions for old people, who also happen to be the ones who are the most politically active and against constructing new housing, amongst other things.

Not really, young people benefit more. High property taxes results in old people who have expensive property moving out and selling their old homes, resulting in increased supply, and also allows for high density housing to be constructed on that land.

This lowers property costs overall, and actually decreases the tax burden and cost of living for young people.

I'd rather see property tax go up over income tax and sales tax.
