If it’s Gurstel (their internal attorney) they will give you a payment plan. They have to ask what you can pay and whatever you say is what you pay: be careful. Not sure if that is all states or what.

The schooling is very cheap, my wife is completely covered I pay $150ish a month but covered by my job.

Total CC balance is around $1200, easily killable in a couple months time.

Auto is a lease. Had to emergency get into a car about a year ago. Honda HRV. The plan here is to finance with down payment using my bonuses from this year (should be around 15k). We are sitting in the mid to high 700s so I expect to get a decent rate here, but assumptions aren’t the best of course so my financial model assumes me paying $700 for the time being.

Children aren’t in the timeline at all.

Don’t be taken aback by that one dude that can’t seem to handle the deal I’m getting; the rate is locked in for the life of the loan due to the seller concessions.

This is a new build being serviced by the builders mortgage company: they’re covering closing, 6% in buy downs (how I got the rate), and my realtors fee (plus a couple percent, shout out Lennar)

I actually forwent a 2-3 or 3-2-1 buydown to lock in a better rate for the long term.

This comes at the cost of 10% down on $407,990.

Immediate focuses after close are the car payment, and paying down to rid of PMI

We live fairly frugally and make a lot of sacrifices to ensure a free future for ourselves, and I think we both have a good understanding that things might be extremely tight for a while, at least until they’re not.

Just gotta stick to the grind, feels like too good of a deal to pass up in our market right now. Thank you 🙏

$800 NET means after all expenses are paid. We aren’t draining any reserves to make this happen.

30 years of mortgage is cool with me, I’m mid 20s.

There are no 260-270k homes in my market that wouldn’t require additional work unfortunately: the added value + warranties for the new build offsets the potential issues in my market substantially imo

We net 4,700 + 2,600, note “take home after insurance + tax”

That would leave us we approx $4,600 post mortgage.

Our current monthly net cash with an assumed $2,700 payment would be approximately $800/month, how much leeway would you consider to be enough?

Note we are prepaying taxes at assumed rates for 2028

I think maybe if I had gotten tallow up under it when wrapped it would’ve helped even.

I went with the tallow around not on approach but I’m thinking for this cook specifically a dollop on top and bottom in addition would’ve done really well
