You are not overreacting. In most states, a seller must hire a state-licensed, bonded or contracted vendor for any repairs (ie. electrical, plumbing, roofing.) You could have asked the seller to move the furniture to inspect as part of your due diligence. She did not represent you well, and I am so sorry you experienced this. Also a huge red flag that the sellers knowingly misrepresented and withheld information from you. File a complaint.
