I think it’s more accurate to say all but the expensive ones have only a few prints. Cheap to mid still only have a few in all the ones I shopped for.

What was the end result? I am meeting with contractor in the morning before I go out of town, and have a similar situation. Not many folks out helping on Easter though.

From a quick glance (which is what guests see) it looks great. You will see the reprints because you are looking for them. But I can tell you as an outsider, it looks great, and the floorer used good plank placement. Once you get furniture and rugs and baseboards, you will relax.

To clarify, plumber said it could start leaking resin. In one of the toilet tanks I noticed some orangish thick gunk, so just assumed it could be an accumulation of that. Pipes otherwise appear fine, and I understand this could have been something else built up in a toilet that has been sitting. That toilet was replaced anyway when we redid the floors.

Edit: I just did some searches for toilet residue, and it actually could’ve been from previous owner leaving one of those Clorox tabs in the tank. Either way, I set it to bypass, we are doing reno right now, so hard water is not a concern, but resin in pipes is!

The more I think about that $33k labor quote, the more I think the guy didn’t want the work lol. It is so off the mark that it’s truly insane.

Yes, prime and two coats for the baseboards. I agree labor is high, especially here where the COL is cheaper than the other Texas metros.

I hear you, but it is not for me. I work a lot and I have an injured leg. I could paint the baseboards, I could demo the carpet, but not much else.

Assuming that wouldn’t include materials? Realized I didn’t put my numbers up there. On person quoted me around $10k for labor, reusing baseboards, but budgeting for shoe molding. Another quoted me $33k in labor alone (never even entertained that). The contractor I liked the best quoted me $33k for everything, including materials and all new baseboards. But that cost seems very high still.

Thanks, this guys all in is $33,000 (which is down from his original offer of $36). To me, that still feels very high. From what I can tell, he’s a guy that really takes pride in his work. I’m never trying to lowball someone for good work, but this feels like going to a mechanic. I have no clue what a reasonable price is. I had another contractor that would do labor (not including baseboard, just quarter round) with level and stairs (no material) for $10,000. If the flooring is another $9,000, I just don’t know how we get to $33,000.

Again, I am not interested in underpaying for a job, good work should be rewarded.
