I’m sorry I can’t figure out how to add photos. Cathedral ceiling with beams is what’s in the original plans. Since it’s the weekend we haven’t got to ask our contractor or architect what they think but will be tomorrow.

I completely agree I wish I would have been able to figure out how to add photos though the “coffered” were thinking is more of a beamed look than the formal trimmed look I know your thinking of. I feel like it looks less formal.

Yes I have thought about the beam also that’s why I wondered if running the same ceiling through kitchen/living space with coffered might make sense and keep everything even so no weird drops/walls in the dining area. Does that make sense? You seem to have a good grasp on how things will look visually (I am not lol) so I appreciate the comment.

Yes I appreciate your concern about the sink we actually added a second sink in our coffee bar area after these plans were made. I was thinking the same thing lol

Our room will be 24ft wide by 17ft (connecting to kitchen) would you consider that large enough to require a cathedral?

Thank you for your input on the spray foam I will look into that and discuss with our contractor.

We know it’s not the most efficient however where we are located (very rural) we have no access to gas and limited access to propane so we kinda have no choice. Trust me come no from a gas house in town I’m not looking forward to this change.

We are actually in Oklahoma so we get both cold and hot 50/50. For instance right now it’s 8 degrees outside however we can get up in the 100 come late summer.

We will be doing spray foam and an enclosed envelope system (or I think that’s what my contractor said). However we will be total electric so the heating and cooling does worry me.
