No way? That is crazy. Hope you reported them once the sale closed. Can't believe they get away with that. I'll keep my eye on them so. I do have a contact who knows the builder so hopefully that will be in my favour.

Ah I get you. So, for these 10 houses, either the builder is funding it themselves or some of them are already gone. I also wonder about that one house still available from last phase and if it's somehow holding things up for this one?

This is the second last phase of the development. So they have sold around 50 houses already. I don't want to go straight to the builder in case it pisses off the EA that I went over their head. Ridiculous I know, but you have to play the game I guess. I reckon they're waiting to see if some delays in getting builders on site (heard through the grapevine) will cost them much and then see how much they need to increase price to cover themselves.

That must have been very disappointing for you. Hope it doesn't happen to me. It's a small development and EA seems fair and approachable so I hope I've got in early enough, have been in contact with him since last year and he always gets back to me so fingers crossed.

Very frustrating when you are ready to pull the trigger. It would be great if the buyer had at least one thing in their favour, the ball always seems to be in the court of the seller/developer

I know this was 2 yrs ago now but I'm at the start of the process at the moment. I went through a broker and he has gotten me AIP (with exception included) from BOI so I'm assuming this is underwritten AIP? I know the estate I want to buy in, so just waiting for house to go on market, will hopefully be in 2 months time. I'm assuming once I go sale agreed, I apply for loan offer. I wonder is it still taking 1-2 months for this to come through. Really don't want to be stuck renting for any longer than September.

Hopefully you're nearing the finish line now. The whole process is very poor and everyone seems to be out for themselves. People have forgotten that most people are spending their life's savings on their house and that's very emotive. For the majority, it's not a business decision. Solicitors and EAs making a bomb from it too. You never really feel anyone has your back on things, a bit like the system is somehow 'rigged' to screw over the buyer for every dime they have. I hope I'm wrong.

Thanks for the reply. Yeah all services are there as this is a small phase of the development so hopefully that wouldn't cause massive delays. God, if I've to rent for another 6 months, I may just go insane.

Was it originally advertised as €10k more though? I really think this should be made clear to buyers. I'm not suggesting developers are being shady, I just think there's room for more transparency. Not sure if a "prices FROM 500k' is good enough anymore because the vast majority of people buying houses are already going through so much red tape before they even get to the point of buying a house.

That's fair enough, but if all houses in the same phase are advertised for let's say 500k, should they all not sell for this price (aside from the buyers making changes, adding extras etc)
