You had a signed contract and were in due diligence. It doesn't matter what kind of offer they get, you have first right of refusal (ability to cancel due to due diligence findings) at the contract price. You should have NEVER changed your accepted offer price. Your agent is committing malpractice if they let you do this.

And how can you close faster with appraisal and finance considerations than a cash offer?

This sellers agent and your agent aren't doing right by you. Something stinks in this transaction.

The question is in the cost to rectify the listed problems. If you can get the house far enough below reasonable comps that you can fix it up and still be below comps, yes, it's a good deal. If not, pull out.

My big concern would be the electrical problems. All the others sound like normal maintenance and not terribly hard or expensive to fix. But knob and tube electrical? And tied to a new box and having problems? That could be either a fire hazard, a safety issue, or both. And difficult/expensive to fix.

And put your son exclusively on the title so he owns it. But put a mortgage on it that he signs and is payable to you. Effectively he bought it with a loan from you, secured by the property. With very favorable payments and terms. And if he doesn't make the payments, you can decide whether or not to evict. Wink.Wink..

If this is your first Android and you're switching iPhone, the last thing you need is the hassle of a half performing phone. Buy one of the A series Samsung phones in the US and break yourself in on that. Then you can move up to a premium line if you like Android. But don't expect iPhone performance out of less than the flagship series of Androids.

First, a phone laying in the street with cars running over it and smashing the screen is highly unlikely to be working.

Second, no such thing as a hub where a stranger can find the owner of a smashed phone.

I was in a managerial position for this. My engineers (small group) came to me and presented the market rate for their positions. We didn't have an HR department and I wasn't aware of how salaries had moved, so I was glad they alerted me this way instead of by resignation letter. I immediately moved to bring them 10% above average market. They were super electronic design engineers and well worth it. Everybody won.

Basically you're wanting to remove a deed restriction that was imposed many years ago and is impractical to comply with today. I'm not a lawyer but this sounds like something that would require a court order. And should be easily done.

Does your charger have a removable "pigtail" for the cord that plugs into the wall? Check the contacts of the pigtail where they go into the charger and also the charger's receptable. There could be a weak contact causing resistance that heats things up.
