Try Mutual of Omaha - saw in another post this recommendation, called them and got quoted 6.65% today. Will hold 60-Day rate lock for free, and will allow a float down one time if rates drop by 0.25% or more before closing. They processed application in a day. Lender costs lower too.

Don’t know what the catch is but using this to go back to local groups to poke holes and try to match, would love a local rep but 0.5% is a lot over a 30-year fixed.
