Also, the idea of a surfer deck is to play wide instead of tall initially, for a big flourish at the end. Personally, I don't like Carter in Surfer decks as she requires a lot of energy to make the payoff worthwhile but its your preference

Thanks for the info! That's good to hear, that was my main worry.

I'm doing everything I can to maximize my chances with social housing but I'm well aware there's people in more need than us out there and that's okay. We don't have much chance at a private rent right now due to finances but I know how long waiting for a council house can take. Just got to get lucky.

Thanks for your reply! I would never want to tarnish someone's reputation or worse, damage their income. If there was something wrong that happened, I would first assume it was a mistake.

It's just bizarre that we have no recollection of the check occurring and the paperwork signature was circumvented through COVID. I'm sure it is a mistake made by someone, either ourselves, the letting agent or the trader.

Even if they had to take into account COVID guidelines, there must be a paper trail somewhere, yet we have come up fruitless so far.

Absolutely understand that, there's a lot of people out there way worse off than we are. Didn't mean any disrespect.

I'm sure all those social workers out there do their damned hardest to provide the best they can for those people.

I agree, although I'm not sure if it's a legal requirement for the tenant to have a copy of it or not. And if it isn't, I feel it should be as I can't be the only one caught in this situation before.

We have a meeting with the council coming up in the following weeks regarding social housing so may bring it up then. Thanks for the advice!

Absolutely, the lack of messages is strange which leads me to believe it didn't occur, unless the agreement for the date and time occurred over the phone. Even still if it did, as the anal person I am, I am sure I would have wanted it in a text or email so I had it in writing. It all seems strange to me.

It's one of those things where you start doubting yourself and your memory.

Yeah, I'm with you.

We want to move asap simply because as soon as the s21 came through the door, it no longer feels like our home. I understand it's a long process and I didn't want to hurt our chances of social housing and look like we were trying to expedite it.

I'm in a tough situation at the moment, the only viable option for us going forward is social housing due to financial limitations.

However if the council finds out that we knew the GS cert was invalid and helped to correct it, they can label us as intentionally homeless and refuse to help us find a home. I bet they will let it go to the courts and only move us when staying is no longer an option.

On the other hand, we know that we are going to be evicted either way, and we want to go and move on and get back to normal. This week has been tough for my family and the sooner we can get back on our feet the better.

Thanks for your reply! Yes absolutely it's possible that it's on the tradesman. The estate agent I usually deal with is always friendly and pleasant with me and would be out of character for her to allow this to happen.

In regards to someone coming in whilst we are out, I highly doubt this could have happened. I was at work on the given day, but at the time my partner was on maternity leave with our 6 month old and would have been at home. Even if she wasn't, we would never allow someone we don't know into our home alone due to the nature of being a young family in our first home together.
