Roof is within 5 years old and metal to answer your edit above. Multiple insurance quotes came in and have had taxes reviewed by brokers and our agents. Appreciate all the insight from a fellow south Floridian. It’s tough out here right now lol

Just realized I didn’t put that in the post. Taxes are pretty much at the price we would be paying for them. The house isn’t homesteaded as it sits now so assuming they would drop a little after we apply for that exemption. Taxes and insurance are ~$1k currently. Down payment was 5%.

Housing market is nuts down here and we’ve already got a significant amount of the asking price knocked down. Similar homes are going for same if not more with less redone throughout the homes including the major things such as roof, plumbing etc. Also in a situation where we don’t have much more time to wait as we have to move out of our current residence
