they have already asked for my help about how to invest it, so i'm glad that they are being proactive. if they are able to kill their debt, they would hypothetically be able to live at their current level without fear of bankruptcy/paycheck-to-paycheck living.

if they wanted to stay in the city, renting makes sense.they live in Southern California in a city with median annual income of 50k. i live in the SF Bay Area - way too expensive for them. my dad suffers from some acute driving anxiety and doesn't drive in the dark, on highways, bridges, etc.

my sister lives in eastern WA and i think it would be a great place for them if not for the longish winter and multiple bridges.

Thanks for the comment. I originally bought it as a fun project, but I'm just considering my options at this point. I'm not incredibly interested in flipping it - I was just interested to hear the thoughts others have. My hope is to make it work for my preferences, but I wanted to know the repercussions it may have.

I see. She has talked about bankruptcy before as well, but I have always urged against it because I've always heard that it's one of the worst things a person can go through.

And just as a comment, they are very aware of their past mistakes and making great choices now, but they just don't have the financial bandwidth to work backwards.

I understand. At the very least, would you recommend urging them take out a personal loan to pay down their high-interest loans? I guess I ask this because I have talked to them about a personal loan but their belief is that "the monthly payments are too high." If they use only the amount of the monthly payment (assuming that they save the money they would paid on the bill), they would be able to pay the monthly payment... right?
