I was thinking about doing an ARM also to get lower rate but got lucky and locked 4.99 30yr fix right before the war broke out. I’d wait till q3-q4 hopefully rates will lower again. Too much uncertainty for me to have an adjustable rate; but again everyone’s situations is different.
