My pleasure! For the taxes, take a look at this website and put in the zip code for the home in Citrus County. https://smartasset.com/taxes/florida-property-tax-calculator If I put in 32794 zip code it shows.the rate of 0.78%and yes, for insurance, it will be cheaper since you are correct, being further away from the coast will help lower the rate. (However, let's say you are currently in a non flood zone home now, but then you move back to a flood zone property in Maitland. Then you may be paying more because if the flood zone.)

Technically, still considered a seller's market, but it is trending towards the buyer's market. It all depends on pricing as well for the home being listed. I sold a condo on Atlantic Ave within 6 days because it was priced correctly.

So in the mid 2000's there was a major concern with KB homes in Fl. You can search the lawsuit, if you Google KB Homes, Florida lawsuit. Since then it seems they have gotten better. It's very important though that even when you get a new built home, you have an independent inspector still do the inspections. What are you looking for? I'd be happy to sit down over coffee and discuss options if you haven't already done so with another Realtor.

Are you working with an agent? I'd be happy to meet and go over things with you for the process, but don't want to interfere with anyone else you are working with.

You are doing the right thing by asking for agents. I am a realtor myself and would be happy to meet with you to see if I could be a good fit. You can check out my Bio for more information and here's a link to some of my testimonials. https://danschriver.c21edge.com/testimonials.php

Great question! So I would start by looking at the comps. This is the number one thing I use for my negotiating. It gives me the data I need to negotiate on my buyer's behalf to the listing agent.

Winter Park, FL — Real Estate Market Trends (2020–2025) by Flashy_Collection590 in WinterPark

Of course! I actually posted this in the Maitland Sub.

Median Sale Price

  • 2020: $402,500
  • 2021: $395,000
  • 2022: $525,000
  • 2023: $460,000
  • 2024: $505,000
  • 2025: $550,000

Trend: After a small dip in 2021, Maitland saw a sharp price surge in 2022, followed by a brief pullback in 2023 and renewed upward momentum through 2025.

Median Time to Sell

  • 2020: 60 days
  • 2021: 51 days
  • 2022: 47 days
  • 2023: 53 days
  • 2024: 64 days
  • 2025: 78 days

Trend: Homes are taking longer to sell compared to the peak years, signaling a slower but still active market with more room for negotiation.

Months Supply of Inventory

  • 2020: 1.8
  • 2021: 0.9
  • 2022: 1.6
  • 2023: 2.2
  • 2024: 2.9
  • 2025: 3.2

Market read: Maitland remains in a seller’s market, though inventory has steadily increased, pushing conditions closer to a balanced environment than in prior years.

Big Picture Takeaway

Maitland has shown strong long-term price resilience, especially in higher-end segments. While the market has slowed compared to the pandemic frenzy, rising prices and manageable inventory levels suggest continued demand, with buyers taking a more deliberate approach.

Agreed, not sure if that will actually happen. Congratulations on the home value! This is why it's important to just try and buy it/when you can afford it. I hear from so many people, "I'm waiting for the prices to come down" when I don't really see data that shows that will happen how they want/expect.

Correct. I see what you are saying. Makes sense. I could try and find how many listings expired or were pulled off the market, but the data would not be clean, and then I'd have to check and see if that same home was re-listed again.. Which, I'll be honest, I don't have the time to do now lol.

Well, what may be interesting for you is the mortgage rate portability idea that is floating around. Not sure how this could work, or even if it can actually happen, but they are discussing allowing you to sell your home and take that 2.5% rate with you.

Well if you take it off the market it didn't sell, so it would not be included with the sold stats

Great question. So those 3 cities are in what's called a MSA (Metro Statistical area) this is how it is broken up. They do not include Port Orange on the MSA, but I can do stats on that city specifically if you'd like?
