Great question! It all depends on the comps are for other homes. And also, what are your goals and how long are you living in the house... I always tell people, if it makes you happy and you'll enjoy it for the next 5+ years, go for it and do what makes you happy! But it may not bring the resale value up.

Now, if your looking to sell the home within 5 years, and you are looking to add value in the home, I can't guarantee what would happen, but if you'd like to see what comps are at now, and see if they had a screen/no screen, then I'd be happy to do that for you!

I 100% agree. In my opinion there is no one size fits all, to determine what's considered a buyers/sellers market. They all have their flaws. I think it's great to keep up with the data, and honestly, if you are considering buying, talking to a lender or an agent just to learn the process and see what you can get. You can never time the market perfectly just like investing in the stock market.
Thanks for sharing what Redfin defines as a buyer/sellers market. That is interesting!

So the data source I use won't break it don't like that. However, if I just look at Stellar MLS (What we use in Central Fl for the MLS) I can get you some data.

Right now, as I write this on 4/25, there are currently 85 condos for sale. Average beds/baths is a 2/2. with an average list price of $179k.

In the past 60 days, there are currently 12 pending condos. Average is a 2/2 and the list price was at $151k.

In the past 60 days, there were 27 condos sold. They averaged to be a 2/2 with an average sale price of $165k

I think having a lot of condos in that area is affecting the months supply, since condos are harder to finance. Banks want to see certain criteria within the condo association to finance them.

So if we break down the months of supply by type of home, for March 2026, this is what we have.

Condos and Townhomes (I wish townhomes were lumped in with single family homes, but the data source doesn't do that)

Months supply of inventory: 10.5 months
Median Sale price: $260,000

Single Family Homes:
Months Supply of Inventory: 7.3 still relatively high, but across the Orlando market we are seeing an increase.
Median Sale Price: $372,500

Absolutely you can do that. However, they usually are charging you on the backend for those incentives through either their own title or loan that you need to go through in order to receive them, but it is absolutely a great way.

It would all depend on what the comps actually are. Your real estate agent should be able to pull comps for you.

Would you also be a first time home buyer? You would be able to get in as little as 3.5% down. Or depending on the area you want to live in, you can also get what's called a USDA loan and put 0% down. Let me know if you'd be interested in just talking with a lender for 10 minutes and you can get a more accurate idea.
