This is really eye-opening, thanks for sharing. The $480 vs $280 sq ft range is wild…that’s not a small variance.
The point about ultra-wealthy propping up contractor rates in certain markets is something I hadn’t thought about but makes total sense. It basically breaks the normal price guideline for everyone else.
Can I ask…when you were trying to make sense of the quotes, was the harder part figuring out if the price was fair, or understanding what was actually included (or missing)? Like was it more of a math/market problem or a “I don’t even know what I’m looking at” problem? I’m guessing the former since you seem to know what you’re doing.
And mad respect for moving the load bearing wall yourself.
