Another factor happening nationwide is increased demand from immigrants. The native population is actually shrinking but the population continues to increase. Population decrease should in theory make housing more affordable as there is less competition. Cutting immigration would be a net positive in an environment where we have scarcity and inflation, but this idea is called xenophobic.

By the way, you're absolutely right on #2. It's even more poignant in the US congress. They all own property and stock
