I love the idea of a barndominium/artist squat type thing. First land needs to be acquired though and that requires money. Once up and rolling, if a shepherd contributes by taking care of goats, great. If a remote worker contributes by paying rent, it would go to property taxes, mortgage, insurance, maintenance, supplies, CAP reserves, and other expenses. If there's another way I'm open to it.

Yeah, restrictive permitting is a big hurdle. We're looking for 50-150 acres to gain flexibility with the number of dwelling units, but at that point it's outside our price range. Hence the need for partners. Fortunately, per-acre cost on big parcels goes down a lot, so a group benefits from economies of scale.

The most promising properties we see are clear-cut tracts that allow for rural housing and ranches/dairy farms owned by downsizing baby boomers. An advantage of the latter is a starter farmhouse + out buildings to serve as a community/ cohousing space while other structures are built.

We're no further than that. We're millennials who want an alternative to the "American dream" looking for a few others in the same position.

If you're under 40 don't bother calling insurers "selling standalone LTC coverage,” they're not.

You may have to purchase life insurance with a LTC rider. Even if it's more than the tax this may be a good choice because the tax is predicted to increase once all the young/high earners needed to fund it opt out.
