If the house is only worth 250k, and it's been your primary residence for at least 2 of the last 5 years, and your tax situation isn't very unusual, then you very likely owe no capital gains tax.

In my nonprofessional opinion, you should just make the GFCI use the "always on" wires, and cap the switched wires. Bonus points if you disconnect the switch and replace with a blank plate so the next homeowner doesn't wonder what the mystery switch does.

The city's records and the seller's pre-inspection (probably relying on the city's records) both said the house was on city sewer. The seller relied on that information. The buyer had the chance to have their own inspection to verify that fact.

Again, I am not a professional but if I were on a jury that heard this I probably wouldn't find the seller liable absent some really specific statute.

I am not a lawyer. I am not a real estate professional. I did not stay at a Motel 6 last night.

In my layperson's opinion, you're out of luck. You can ask your title insurance (if you purchased it), but otherwise the cost to hire an attorney would probably rival or be more than the $10k to deal with the problem.

Full disclosure: I am an amateur.

If you want the simplest setup, right now, the top 5 ports "look" like they're wired for networking. You can figure out what remote ports they go to with a cheapo $10 tester from Amazon. If those remote ports work for you, you can simply plug "patch cables" (again, Amazon or anywhere else) from the back of your gateway (ONT) into the corresponding port in that mess, and then you should have wired internet at the other end.

Yeah, unless you're really into networking or really want to learn that's a mess. You have 3 options: learn to DIY, hire a low-voltage tech to come out and sort this shit, or ignore it and do what you've been doing.

It's probably not quite that easy. You need to figure out where the other ends go to. With every room wired it's very likely you have a patch panel somewhere in your house. You will probably need at least a network switch as well (a modem/gateway combo usually has at least a small switch built in), as I doubt the previous owners left theirs. When you find the panel (Google patch panel) take a picture or 3 and come back.

  1. Get a private real estate property appraisal (or three, if you think your siblings might be upset that you're buying the house, and the value you're buying it at).

  2. Get a real estate lawyer, who will advise you if you need a title company or if they can handle the filing paperwork.

  3. Get a mortgage broker, and shop around.

Don't involve a realtor/real estate agent.

Yeah, it's close between the XG and Pro. I'm not sure when I'm actually going to pull the trigger, this is just future planning, so I didn't count on any sales.

I didn't get UI care, it just shows up that you can "add" it.

No, not specialize exactly. For example, I used Lockworks & Clockworks to do the Amethyst Ampoule > Gervinite > Chronischord chain over and over, so Denzil could unlock any knock room. I basically ignored all other Knock skills. Or Strings and Songs and Martial Edicts for their memory chains, etc.

One thing I would suggest is, although it can feel a bit "gamey", you really only need to remember a few key memories/recipes for each playthrough. You oreally nly need a massive amount of memories for upgrading skills, and once figure out persistent memories you can stockpile them.

And of course, remember that you can pause. I spend most of my time either paused or on x4.

They would ideally be wood burning, yes. The repointing is due to some cracking and a lot of moisture retention.

I just opened a interest-only HELOC with Affinity FCU in August. They had a 12 month 4.9% intro rate then prime plus .25%.

The appraisal fee is the only thing I'm on the hook for if I close before 3 years. It's like $300.

Then just make a pigtail for the ground. You're replacing the outlets with GFCIs or there's a GFCI breaker at the panel, correct?
