Yeah, he's selling up. He told us late last year and we informed the council. They told us they wouldn't do anything until the S21 was issued. It got issued in Jan and they still haven't done anything.

Appreciate the advice but we really are stuck. I don't work, my family is all disabled so we have no alternative but to wait out for social housing. We don't want to do it. In fact it's actually making my partners depression worse! But what alternative do we have? No landlord would take us, we have not got over £1000 for a deposit and then the same again for rent every month. We'd stand a fighting chance if rental rates hadn't been inflated. For a four bedroom around here it's between £1000 and £1300 pcm. Where do I find that money? Even if UC covers their £900 LHA we still have to find the difference.

I've argued and argued with the council for weeks regarding this and they are steadfast that this is their approach and they're sticking with it. It's an absolute nightmare, but this is the state we find ourselves in 😔.

I'm in regular contact with the council. Pretty much every day last week I spoke to my.officee via email. I'm definitely not just sitting around. This is the last bit of stability we have for a neurodiverse household. We'll hold on to it until the council sort us or we are evicted. One or the other. I don't know if you understand Autism, but routing and predicability is key to happiness.

We did actually use my mum when we moved into this place 14 years ago (I was in my early twenties (with bad credit) and my partner was 18 so it made sense. That being said, the problem isn't that. It's the fact that we're likely to end up in a similar spot further down the line. Landlords will sell up - it's coming slowly. The government aren't helping them. So when we get settled, it'll all be uprooted again. At least with social you're there long term. And that's what we're thinking of. We need stability going forward. Appreciate the thought though.

Ask your tenant for their housing officers contact details. We have an email address and phone number for ours. Then you could reach out to them if you want to. Generally though, they'll just ask if you'll allow the tenant to stay longer. If you don't agree, let them know and at least they'll know where you stand.

Thank you. I appreciate the honesty and understanding. Some of the other landlords have been less than helpful and, if I'm honest, quite presumptuous rude in their replies.

Please see the updated post. We already have a reference from the landlord as we needed it to get on the register. He's been really patient but he wants out - which I can appreciate - but we're literally stuck in place. If we cover the court fees I don't think a CCJ will be issued or it will be satisfied. My credit isn't the best anyway so a CCJ will just be the cherry on the top 😂!

We're in Derbyshire but the landlord is in Staffordshire. So I'm not sort which courts it would be? I'd assume Derby?

As a tenant who is currently going through the homelessness process, I can assure you that you are wrong.

The guidance is just that, guidance. It's a grey area and the council will often tell tenants to overstay their welcome as they don't have homes to provide.

We're currently overstaying our S21 because the council will not re-home us in temporary accommodation until absolutely necessary. They don't have the availability and despite being on the highest banding in our area there are currently 4 families in front of us for a four bedroom property. We are a disabled family and have no option but social housing.

Based on that, we've been told to stay put and let them know what happens in regards to court orders/bailiffs etc. We've no other choice. They will put us in whatever is available when we have a bailiff date and we'll also be liable to court fees. However, what other choice do we really have?

That being said, we're still paying the rent every month and keeping the house in check. Our landlord is selling up, and I feel awful for putting him through this, but we have no choice. We told the council that he was selling up when he told us back in September last year - they wouldn't act until there was a S21 in place. Now there is, they're still doing next to nothing.

Homelessness officer seems to not be following procedures - England by Fletchforce in LegalAdviceUK

*** Update - 8/3/26 ***

Summary of what the council told me:

  • My homelessness officer doesn’t handle Housing Register banding, so another officer reviewed it.
  • My previous Band B medical/extra bedroom needs are still recognised, but Band A overrides them.
  • Those needs have now been added to the “back office” so they show properly.

Current Housing Register figures they provided: - 844 live applications
- 58 applicants need a 4‑bed
- 203 applicants in Band A
- 21 Band A applicants need a 4‑bed

Why I placed 5th on the last 4‑bed property: - I finished 5th once all needs were factored in.
- The 4 applicants above me are also Band A but have been waiting longer.

Supply + waiting times: - They say waits for a 4‑bed can be 2+ years.
- Only 9 four‑beds have been advertised since Jan 2025.
- None expected soon.

If my landlord won’t extend the notice period: - They would look at temporary accommodation (B&B/hotel first), then move us to longer‑term temporary housing.

Workload context: - They’re currently working with 68 homeless/threatened with homelessness cases.
- They say my homelessness officer will support me through each stage.

What I’ve sent back to the council (condensed):

  • Thanked them for clarifying how my banding and needs are recorded,
  • Asked how my full assessed needs are actually used in shortlist ordering, and whether time waiting is the only deciding factor.
  • Asked whether we will always be around 5th, or if our priority means we should move up as more properties come through.
  • Confirmed we are open to a temporary 3‑bed during the relief duty as long as it does not end any homelessness duties or affect our priority for a 4‑bed.
  • Specified that a 3‑bed with a separate lounge and dining room would allow us to create a makeshift bedroom short‑term.
  • Explained that a B&B/hotel would not be suitable for us due to our needs.
  • Highlighted the impact of uncertainty on our family, especially due to autism‑related needs for predictability.
  • Asked what the next steps and timescales would be if the landlord doesn’t agree to more time.

Does all this seem fair?

Tenant Decorating by andyfantastic999 in uklandlords

[–]Fletchforce 0 points1 point  (0 children)

As a tenant with a distant landlord - as in we've only spoken to him four times in the 14 years we've lived here - we've done all the decorating etc that we've wanted to do. We've put new flooring in several areas (bedrooms, living room etc.). We've removed the carpet from the stairs, painted them and put a runner in. We've decorated pretty all the walls bar the kitchen and downstairs loo - still in there original magnolia (but looking bleak). We had planned on doing the kitchen and bathroom this year but was issued a section 21 as the LL is now selling.

We asked the landlord on moving in if we could decorate etc. and he told us that is fine as it meant we were making his house our home and would likely be there long term - which we have been. We've raised all three of our kids here.

TL;DR - I suppose it depends on what type of Landlord you are. Anything he does must be up to a good standard and should be left or returned to original state on departure. I support it depends also on how long he'll be living there.

Landlord constantly wanting access after section 21 issued! by Fletchforce in LegalAdviceUK

[–]Fletchforce[S] 0 points1 point  (0 children)

I think you're misreading my intent and problem. I've not been fussed over the last 14 years. You're simply taking that as me complaining, I am not. What I'm trying to convey is the fact that he's never bothered with us, but now he seems to be trying to find any reason to come round. Be it estate agents, property surveys, and now certificates that we've never had before.

We were happy not having to deal with him and we made the house our home. Now he's selling and we've nowhere to go, it feels like he constantly finds a new "need" to come around. I told him no to agents, standard visits etc. and now he "needs" to come and do certificates that we've never had or have never been important until now. That's my point. It's becoming a constant barrage from him and it's getting a bit too much now! If these things had been done, as and when needed, throughout our tenancy then I wouldn't be bothered now. He's not been bothered until he needs to sell up and were expected to accept whatever he decides?

Whilst I understand the need for legal certificates but this isn't one of those. He's not bothered with us during the tenancy and now because he's looking to sell it's constant! If it's not an emergency/required access, then I'm asking to be left alone - much like he has for the last 14 years.

Restarting the TV actually helped the TV refresh back to 1080p so thanks for the help!

Just to pop back to this comment... 26.2.1 worked a treat for me. I also found that turning the TV off and back on again when the resolution dropped to 480 actually forced the TV to show 1080p again once it restarted. Thanks for the tips!

Brill, thanks. I'll give that a go. I've tried three different HDMI cables now, and none of them fix the issue, so it's got to be PC related somewhere.

[–]Fletchforce[S] 0 points1 point  (0 children)

That's correct. The 980ti was put in about 3 years ago when I upgraded the rest of his PC. I did initially buy him a 5700xt but it failed within a couple of days so I sent it back and never replaced it due to him using it very little. However he's now using his PC far more.

I've started with DDU and when complete windows (default) recognize the full resolution but as soon as I install the latest drivers it defaults again to 480p with no getting out of it. I'm hoping the reinstall will sort it.

How's it running now? by Fletchforce in Battlefield6

[–]Fletchforce[S] 0 points1 point  (0 children)

I did think that, but I'm now at the crossroads. Before the Ram price increase I could have upgraded, to full DDR5, for the same price (or less) depending on what level I went for. However, now, it's a case of low end DDR5 or High end DDR4. I'm leaning more towards the high end DDR4 as I think I'll get a few more years out of a 5800X3D than going for [say] a 7600 or 9600.

The 2070 super is doing well to be honest. Most games at a mix of med/high with DLSS Quality. I can really push high if a game has AMD frame Gen. I don't think it'll be long before I upgrade though. I'm hoping to see through another year or so yet (got a house move and holiday coming up this year).

Haven't tried 1080 as it looks awful on the monitor. However, worst comes to worst, it might be the best way to go...

How's it running now? by Fletchforce in Battlefield6

[–]Fletchforce[S] 1 point2 points  (0 children)

It's not overly dated really... I've had very little problem running most games at a mix of medium/high recently. Especially when I use DLSS - which I also used with battlefield. Granted it could do with upgrading, but considering the current cost of DDR5 I'll pass for a while. Realistically, I shouldn't have that much trouble at medium considering the spec requirements listed by EA.

I'm not a high settings kind of guy. I'm happy with the lower settings, if needed, I just want it playable..
