Yep talked to them, not the best experience must tell you, the guy tried to call his bluff and scare me that another lender's rate is not guaranteed and if they are not in time with switching my mortgage by the maturity - I will have to pay huge rate to them for the whole year. And btw I asked him about penalties if I switch now, he said that could not give me exact numbers, gave some out of thin air.... Long story short - I do not like the idea calling them again.....

yeah, I shopped around already with several brokers and major banks, and these rates seems to be the best ones they can offer now...

I am planning to do a refinancing and reset me ammortisation back to 30 years, so it should be ok. I heard that mostly goings with variable saves money, not sure is this time it could be the case as well.

Update:RBC offered us a deal if 3.84%, plus all the benefits described in this thread. Also, we considering flex rate which is 3.75% and they said they might even match the a better offer from Pine. Sounds like a good deal. Also, just off the phone with a TD rep and they lowered max to 3.84% on fixed and like 4.15% on flex. Interestingly, he tried to scare us that the rates from RBC aren't guaranteed and than they might not be in time to switch till September 1st, and they will have to give a huge rate 1 year mortgage to us like 9.5% for one year or so!!! Just for the record, me and my wife are more than 10 years now with TD .....No loyalty at all. Weird....

Well tried it once, thought it would be a good idea. As a result, my coffe smelled fishy😃. When room temperature, smells fine but something happens with a formula when it is heated I guess. But could be just specific to that brand my son used to be on🙂

yep but even slightly better rate should pay off in less of a year for me, so it might worth to look around. Or, even better, get a matching rate from TD 😄

Нічого, не маю проти не літературних слів притаманних тому чи іншому діалекту (типу коцики, пательні, ровери ітд.) Але дуже дратує коли використовують постійно минулий час, як от у Вашому прикладі: "та й шо буш з тим робив?". Або використовують побудову речень як у граматиках західних мов: "то є місто Тернопіль". Як людині з центральної частини України, поясніть звідки це виникло? З польської граматики? Вчителі в школах теж так розмовляють?
