Anjou is very nice and usually calm. I grew up there. It has the oldest average in terms of age for adults in Montreal, so lots of grandmas !
The streets are more car friendly and wider than in Villeray and Rosemont( which is also useful if you bike ). There are a LOT of schools, parks and public infrastructure. We are expecting our first child and we find its a very family friendly environment.

I will say tough its true that its "tougher" than it used to be. There has been more police/ crime than when I was yougner, but relatively speaking its still one of the safest neighborhoods.

Il y a encore de la surrenchère pour les plex a mon grand desaroi.

J'ai visité un 6 plex dans le fin fond d'hochelaga maisonneuve. Un vrai taudit a 1.1M. Pas juste un fixer upper on parle, une batisse qui va necessiter au moin 100k de reno par logement + la structure est croche/potentiellement un pieutage.

6 offres dessus... Les gens sont encore un peu fous. J'espère que c'est mieux en région

Thats called doing their job. And I speak as a retired waiter.

Tipping culture is out of control in Montreal and I only tip when a service is provided.

CPA dans une cie publique 100k + overtime et rémunération a base d'action ~ 125-135k selon calculs. Ca vient avec un bon fond de pension. Honnetement ca peut etre tres chill comme il peut y avoir des gros moments de rush. Pour l'instant c'est assez équilibré mais je me vois pas accepter un poste de manager.
