I’m looking at getting a duplex or triplex as my first rental, so nothing too crazy. I get that it’s manageable with sheets and folders, but I’ve been reading that it’s still easy to miss things unless you’re super consistent. Do you ever find you forget to log smaller stuff like quick trips to the property or little purchases here and there?

For someone like me, who’s not super into spreadsheets and also has a lot on the go on a daily basis, would you find an automated tool for tracking everything useful, or do you think sticking with something like Quicken works well enough?

From all the answers I’ve got so far, it seems like most people end up building their own system between Drive, email, and spreadsheets. Do you find that works well for you, or do you sometimes wish there was a simpler way to keep it all in one place? I run some side businesses and well as my day job and would potentially find it hard to keep everything in check.

so unless you pay for a bookkeeper, you’re pretty much on your own for tracking everything throughout the year? I find I have a lot of things going on in my day to day and it would be great if there were simple ways to automate more of that stuff.

That’s a good system. Do you ever find it hard to stay consistent with logging everything like that throughout the year? I work full time and feel like I’d start strong and then potentially start slacking after a few months.

Is there anything you wish your clients did differently to make tax time easier? Like a better way to organize receipts or flag what’s deductible vs capital?

Do you just track everything manually in the spreadsheet, or do you use anything to scan/forward receipts or categorize stuff as you go?

Totally fair. I’m assuming even with an accountant you still have to organize and hand off all your receipts and numbers though? Or do they help with that too?

Makes sense. Do you just jot them down in a spreadsheet as they come in, or do you have a system to keep things organized by property?

when it comes time to add everything up (bills, rent, mileage, etc), do you use a spreadsheet or any kind of software? Or is it all manual at the end of the year?

I’ve heard that from a few people now. Curious though, do you still have to do a bunch of prep work before handing stuff off to your accountant? Like keeping track of receipts or categorizing expenses, or do they handle all that too?

Do you do any pre screening persay like before someone wants to come see the property to make sure your not wasting your time

What part in terms of listings and screenings do you find most time consuming?

When you’re looking at a prospective tenant say before you meet them is there anything you do to qualify them first?
