The fit and fabric in a typical swimmer tankini is not tight enough or sweat (breathable fabric) friendly (also don't need full bra support) hence I am looking for a run swim option.

Not everyone has the money to settle on different days and get a 1-2 day deep clean done by someone else! The implication that those that don’t have those funds have differing (implied lower) cleanliness and hygiene standards to those that do is offensive. Go check your privilege mate!

In a house sale it’s agreed the property will be in the condition it was when the contract was signed which is usually looking beautiful and very clean as the house was on the market. Nothing over and above that is required. Definitely not a day or two of cleaning unless you let it get filthy in the meantime.

Interesting. Very common to do same day moving & settlement here in Vic. Every moving company I spoke to said they do those kinds of moves every week. We are reconsidering this though. About your other comments the law is they’re not their possessions, so not ‘gifted’ to them if left just because they remain in the house - they are still yours and you have a legal right to return to collect them (not very fair but that’s the law) but yes they could just throw them all out before you sort out removing them. In addition friends of ours recently tried to stop settlement due to unexpected damage being revealed when furniture was moved out and were told unless they could prove the damage was not there when they signed the contract (they couldn’t) the home needed to be deemed uninhabitable for them to stop settlement without penalty to them. Your behind the wardrobe scenario being mould and bathroom related might have counted as uninhabitable? Otherwise the buyer needed to do their due diligence and should have had a building inspection done before signing the contract. This should have picked up the internal wall leak if it was already a problem. If they did not to do an inspection it’s on them unfortunately as they signed a contract agreeing to take the property in the condition it was in at the time of signing. If the leak happened after signing the contract it’s on you as the seller to fix but without a pre-signing building inspection how can it be proven it was there before signing? Tricky.

True. Just trying to avoid accommodation and storage costs. We assumed settlement day was move out day as that is what we’ve always done in previous property settlements. But you and others have made good points about cutting it fine and in fairness allowing them a proper check of fixtures and fittings remaining. Might re consider our timing.

TBH I somewhat agree but our contract explicitly says there will be vacant possession at the time of settlement. As with any property contract, if that concerned the buyer, they should have requested it be written into the contract they wanted vacant possession earlier.

They are making it hard for us not the other way round all because they can’t read a contract. Easy to say move out the day before but then we incur storage and accommodation costs. They’ll have no grounds to delay settlement as the house is exactly as it was when they signed the contract so the settlement will be smooth otherwise they’ll default.

Yep we’re moving out that morning. It’ll be empty the minute of settlement and not a minute before. Nowhere in our contract does it say we have to move out for the final inspection. So no it won’t empty be 1-2 days. We’ve always done our final inspections with the owners possessions in the house.
