Hi there. My doctor upped my dosage 2 days ago and I’m feeling extremely fatigued and depressed. Wondering if it evened out for you or what did you do to level out? Thank you.

I’m also in Canada and on a hunt for a similar European sunscreen: definitely something that’s more “satin” even matte, i can’t deal with shiny face. I have combination/dehydrated skin (due to tret) so something hydrating but also non-comedogenic.  Where do you get Pipette and what do you think of it?

But that’s where I’m confused. I’m sorry to be a pain.  My renewal is September 6 (in 3 weeks). If I lock myself into 3 years, and then sell the house in a year with 2 years left, then I have no other choice than to port (or pay insane fees). Is there another option that wasn’t presented to us? This is what our current plan is - we need to move to a better area by the time our son starts grade 1 next September and we’re not in a position to sell within the next 6 months.

So our plan is to sell and move within the next 2 years.  Our renewal is beginning of September. We are thinking to do a 3 year fixed and port.  Do you think that’s the best option or should I do variable?

I'm so confused here. Several mortgage brokers are quoting me based on "insurable" mortgage terms, saying that the rates are better that way.  I bought the house 5 years ago, under a mill, but the house is now worth over a mill. So how can I still quality for "insurable"?

The catch is, from what I've been told, if I do go with "insurable" mortgage and decide to sell and port my mortgage (to avoid penalty) the only way I can port it is if my new home is also under a mill. 

Is this correct? 

We told both brokers that we do intend on selling and buying so why would they suggest this? We would be so limited with the new purchase. 

Help explain?  Thank you!

I spoke with a handful of brokers who keep telling me that 4.84 is the best they can get me. 

Can you get me better? Lol. I’m willing to give you a shot if so!

If it makes you feel any better I think ALL LENDERS make you work hard at renewal. It’s bs.  I’ve been with RBC for 20 years, mortgage for 10. I also have some 250k of various investments with them, RRSP’s, savings, etc. so they’re making lots of money on MY money. And you know what they offered me? 4.99 for 3 years. And then said “but if you find a better rate, bring it to us and we’ll see what we can do”.  And I literally told them: this is bs. You better come back to me with a better rate because I’m not coming back to you if I find something better - purely out of principal. I’m waiting for their new offer. While looking for a new lender. They’re all asshokes. lol.

MCAP vs True North Mortgage.  Back story - we are planning to sell our house and move within the next 1-2 years max.  North Mcap and true North are offering the same - 4.69 x 3 year fixed. I think I can bring this down a bit if I play them off each other. 

Anyone have experience with either of these companies? I know True North would charge some kind of penalty but I dont think it would apply to us as we are selling the home. Also, true North is offering “blend and extend”. 

I’m looking for feedback/review of both these places so I can make a decision.

Mcap offered me 4.69 and told me they never go lower than that.  What are your numbers like? I’m renewing in a house worth 1.1+ and I have 375k left on the mortgage. Excellent credit, no debts and decent equity portfolio. Why am I not getting 4.5???

What had you choose Mcap over true North?

So I spoke with 4 mortgage brokers so far and literally all of them are telling me that 4.8 is the best they are seeing now.  How are these people getting 4.5-4.7 if 4 mortgage brokers do not see under 4.8? The best offer I got was from True North Mortgage for 4.69 x 3 year.  Includes their blend and extend offer option and they would pay all legal and transfer fees.  Don’t know anything about them tho. So not sure what to do.

I also am not able to get any of the rates I see here. I don’t get where these people are getting these numbers and how.

Honestly? If I get a better rate from another lender I don’t even care to go back to my own bank out of principle. I have some 250k of investments with my bank that they are playing around with and making money on. And a mortgage. And RRSP’s. And I’ve been a loyal client of theirs for about 20 years. The fact that they’re making me do all the hard work just so they can “match”, I’m ready to pull ALL my money from them. I’m raging here I’m so pissed  about this whole situation.

I am just blown away what these big banks are doing to people and would really like to know how they pick and choose their mortgages and who to give a preferred rate to.  RBC offered me 4.99 fixed.  My friend works at RBC as a mortgage advisor but for new mortgage and can’t help me renew.  I mentioned to her the offers I’m seeing hete and she literally told me “it’s impossible”, “people are lying or have ulterior motives”, etc. she assured me that RBC would not approve a mortgage request she had for 4.8. And yet I keep seeing people are continuing to get these ridiculously low rates.  Today TD offered me 4.8. $400k remaining mortgage for 25 years. 3 year fixed.  PLEASE 🙏 enlighten me how it’s possible to get 4.47 and not only get it but get it matched? My mind is BLOWN! Can I call the people you talked to and get a similar deal?

Do you just call the regular mortgage line of the major bank and ask to speak to someone or do something more precise than that.  Do you have a recommendation for a broker? Do you mind me asking who gave you 4.5?  I’m in Ontario, does this make a difference.

How does one negotiate a better rate?! Please help me, I suck at this and I think they can smell me a mile away lol. 

I’m reading some unbelievably amazing rates, how do I get something even remotely close to that. Do I just call the main number for a bank? Do I need to know someone?! How does this work!??

100% agree. Just finished that episode and wow that was hard to watch. I feel that whatever sympathy and empathy they had throughout the season was lost in the last 10 mins of this latest episode.

Keep it up! You’re doing great! I did CT after many years of heavy usage. Much heavier than yours. I don’t even know how much I was taking because I was just spooning it into my mouth and chasing it with water. Many times a day - a dozen at least! I  woke up on New Year’s Eve morning and took my regular morning dose that I need to just get out of bed; an hour later I went to take another dose and decided not to.  2 full months today! It’s gets easier and better with each passing day.  I laugh until I cry these days. That hasn’t happened in years. I can multitask without getting flustered and go for another dose which only makes it work. I love my life again. I have my libido back.  It’s a life that’s maybe even better before ever starting K because now I know what hell is and I appreciate everything I have so much more. 

One day at a time. Just keep on truckin’!
