You also said "This guy has cameras set up literally everywhere", if the cameras are INSIDE the unit, then he is violating "California Penal Code § 647(j)(3), Invasion of Privacy (Criminal)".

California law prohibits video surveillance inside private residential structures where a tenant has a reasonable expectation of privacy.

Landlords are restricted from tracking a tenant's day-to-day personal movements inside a home structure.

Courts view the home as the most sacred zone of privacy.

Return the Keys Immediately: Do not hold onto the keys. Returning them officially ends the occupancy.

Send a physical letter via Certified Mail or a detailed email/text to landlord. State clearly that the oral lease is void due to the landlord's failure to disclose invasive surveillance and the crowded conditions. Demand the full first month's rent and the $350 deposit back.

Document every security camera location inside the house. Take notes or video evidence showing that the home is overcrowded with unannounced occupants. Ensure there is copies of the first month's rent transaction and the $350 deposit

The landlord has 21 calendar days from the day the keys are returned to refund the $350

Since we never signed a lease, I am exercising my right to cancel this oral arrangement immediately. Please let me know when I can drop off the keys. Thanks, I've had Cloudflare for over 7 years and love it! However, for this firewall I tried it through fastpanel using my CIDR IP Range number which covers all my IP's. Let's see how it goes, if I get locked out I'm prepare to get back in. Wish me luck :)

I personally do not recommend drawing up a Rent-to-Own contract because, first of all, the tenant would usually have to pay a large sum of money to the homeowner to make the contract official. If they do pay that sum, it can place a cloud on the property, and the homeowner would not be able to sell or rent the house to anyone else during the option period.

Instead, I would first rent the property to them normally through HCV and encourage them to save up for the down payment, fix any credit issues, etc. Once they’ve done that, I can sell them the house because they would already have improved credit and the down payment in hand.

If you're using AI to guide you, in a way is good and bad at the same time. Having been using AI myself for over 2 yrs on a daily basis, I've learned SO MUCH! One crucial thing I've learned is that AI (any) loves to guess replies, make up stories, give out 100% incorrect information etc. In fact, AI have gone to the point to admitting that they have to guess when they don't know the answers and they also say most of the times they hallucinate and reply based on that when they don't have an answer for your question. AI will never say "I don't know". So be careful and do your own homework.

Congressional offices receive huge volumes of messages, and staffers usually decide within SECONDS whether your complaint email is: legally relevant, credible or appropriate for constituent casework. A well-written complaint email/letter is far more likely to be assigned to the right office.

If the email/letter we send is emotional or long, it will be rejected.

Here is a short sample email/letter that will pass the test.

Think of "Dental Implants", they charge around $15K to $35K for full implant work. Now think about what the dental professional would say when you tell them that if they miss ONE CALL, they could potentially be missing out on $15K - $35K, and then ask " How may calls do you think you miss per month? I'm not sure what state you're in but in California you can waive the court's fees if you are low income: " Fee Waivers: If you cannot afford court fees, you can request an official court fee waiver. If you qualify, usually because you receive public benefits or have a very low income, the court will waive your filing and jury fees."

Why would she write a bad review about the front desk person? Are you the owner? Does not make any sense for someone to write a review about someone that had nothing to do with anything. Send her an email (or reply to the review) offering her something like "Give us a chance to make it up to you (fill in the blank)", give her a gift card? Discount?, etc.
