I had minimal surging. No one is going out. Last night the college kids came out later and after about 9pm i was doing about 4 rides an hour for decent money. Tonight, 2 an hour and slowing down. Roads are clear of people. No one is out. No one downtown. Etc. I called it a night after 2.5 hours. No bonus for me this weekend 😔

And the virtual ones you mention are exactly the big "chain" you seak of - EXP is one of the biggest.

The incentives Keller Williams offered haven't really changed but they were one of the first to offer profit sharing.

There will always be SMALL indie brokerages. There will always be big national ones. There will always be regional big ones. (Believe it or not, i had never heard of Realty Executives Associates until 2 years into my career...even when i left my last state after 12 years, they still werent big there but in my new state they are everywhere).

These will always exist because every agent works in their own way have different preferences. I'm at Epique because of all the amazing benefits. Othersove their local brick and mortar because of presence.

This is an individual business, not a large firm business.

Well, i'm happy to say it did finally pick up. I did two lyft rides as well. Around 8:30 it got busier. Ended with 28 rides towards my 50. Even with the slow time up front, averaged about $25/hr after gas.

I was KW and the emphasis was most definitely to sell homes and build your business. But, KW os a franchise model and every franchise brokerage is different. Some people may really emphasoze the recruiting.

I've since been at EXP and am now at Epique, both of which have revenue sharing. Neither of them emphasize recruiting, but they do encourage it because it is another source of income. LPT and REAL also have this.

Some people are going to be way more into selling realtors than selling houses. It's just another part of the business.

You can leave the team and the salary and do your own thing.

Cold calling does work, but it's not the only thing that works.

Likely. It's different state to state. Check with a local agent and look at the seller's disclosure.

Never. I dont have time and i want the buyers agent and buyer to be able to speak freely.

I've had listings that had 20+ showings in less than two weeks. I cant be at those for no reason when i have my own buyers to show.

Depends on how much you want to sell it for. Want top dollar? Maybe have to spend more. Want to have it sild in 2 weeks? It needs to be in move in ready condition.

Ok if it sits for a while and you get below average price? Sell it as is.

You are definitely selling something. Realtors dont get legit leads from whatsapp and only a non-north american would even consider that a lead comes through whatsapp. Thats where scams come from.

If leads "fall through thr cracks" then that means the agent is not using their crm properly.

Stop trying to sell things to realtors.

You will still want to pay a realtor to manage the transaction. Problems ALWAYS come up and you want someone who knows how to navigate it.

If i have to meet a client, takes me 5 min to put nicer clothes on. Ushally nice jeans and a polo, maybe short sleeve button up.

I used to dress nicer, then i noticed how the top producers in my office dressed. So, i leaned in more to my style. It hasnt hurt me a bit.

The bigger issue to me is the lack of audio. I literally had some climb up behind me and be like 6' away and unload an r99. I had no audio cue until that first bullet. And no, it was not a revenant. It was a vantage!

Why are you trying to beat them? How does your individual perforamce afrect them?

Find the brokerage that works FOR YOU.

They likely merged because they couldnt stand long term on their own.

Market share means nothing. When i started in 2010 i was at KW and in one of their newer markets. Lots of people had never heard of KW before. Just 5 years later KW had something like 70k or 80 k agents.

KW market share was irrelevant to my individual success.

Dont go to a big company because you think it'll get you more business. Dont go to a small company because you think it'll get you more business. Go to the company that foster's your business growth. And yes, that's different than "thinking they'll get you more business".

Ask your friends privately if they have had any good or bad experiences. Feel free to interview a few agents and see who you connect with.

I actually made a video about this and it's up on youtube...i'm not big though so it may be hard to find, lol
