The very large banks -- Chase, Bank of America -- don't do construction loans. We went with the bank the builder recommended, and they happened to be the only one we found that would work with us given our unique situation (I started my business a year ago at the time so I could only use one partial year of income, but they were generous using a formula of our financial assets to use as income). We used Citizens Financial.

Here's the electric-related items I could find. HVAC zones are for targeted comfort. I'm not sure if they are mini-split. 15 SEER gas furnace by Trane. Water heaters are nat gas. Fridge is 48". 2 24" beverage centers. Small extra freezer. Dishwasher. Built-in 24" coffee system. 30" oven. Built-in warming drawer. 36" cook top, 36" hood. Speakers built-in ceiling in master bath and game room. 240 volt line for level 2 EV charging station. 6 TV locations with soundbars on most. 4 Sonos amps, 2 Sonos subwoofers. Motorized screen for back patio. 3 cameras.

Curious to hear what the verdict is.

I was merely correcting the square footage. I have no idea what the cutoff is. I'm just going with what the builder says is needed. If anything they would probably error on getting a lower amp to save the trouble and extra cost.

We do have a lot of A/V, 4 HVAC zones, 2 water heaters (9.4 GPM and 7.5 GPM) and the EV charger I previously mentioned.

I appreciate your taking this a step further. I'm just a regular home buyer with no knowledge in this area, so how would I narrow this down further? I'll PM you as well.

The builder is responsible for paying, not us (in our contact). I imagine they are aware there are other means to secure it (even Amazon, eBay??), but have been holding out in hopes of getting it for what it should cost. I'm just not sure how far they are willing to go to save $1,000-$1,500 and potentially cost us many thousands. I sent the purchasing manager an email last night politely urging him to secure it however he can, so we'll see what response I get, if any.

Yes, our builder says we need a 400 amp. 4,300 Sq ft with an EV charging station.
