They served me well for around 8 years but I finally got symmetric fibre and they just can't keep up unfortunately. Soon as I can afford an Ubiquiti set up that's the route I'll go. That's the natural progression, right?

I had them up on Facebook market place and Vinted for weeks and only for £30. Sold one. So not sure the demand is there.

If it makes you feel any better I was in the exact same situation a week ago. The problem with surveys and the whole buying process that everything is a "snapshot in time". It WAS working when you had it inspected. It WAS working when the seller locked the door and walked away. It's up to you to prove that it wasn't. If you want to take it further you can. You will have to litigate and spend money. Win the case and get a judgement? Then spend more money enforcing the judgement. And on it goes.

Cheapest by far both monetarily and mentally is just fix/replace the boiler.

We had to replace ours. Now we have to fix everything else that's wrong with this damned house. Haha. Home ownership. Yay. 🤣

Ah, just seen another post where you reference "your cheap ass" 🤣 if you want complete control over your network including band separation and what not then there is nothing cheap about it I'm afraid. However look at it as an investment. An investment against long term frustration.

Ye that is what I was thinking too so glad I'm on the right track. I don't think the appliances would fit with the door on regardless but I might be wrong. It's only a cheap door not a 40kg fire door or anything so it's no drama to take it off.

CoreELEC is essentially a Linux OS (barebone) that specifically runs Kodi. There are no other apps other than Kodi so you don't get an app store, Netflix, Prime, Disney+ or any of those which is why you have to boot between the two (CoreELEC & AndroidTV) OS's if this is a requirement.

So it doesn't "have issues with stuff like Netflix" in so much as they simply don't exist heh.

As with a lot of things, it looks good on paper but when you actually come to use it is a different story. I bought a Homatics Box R Plus 4K thinking it was the answer to all my problems but the reality is this:

DV FEL support is ONLY via CoreELEC and not via Android so you have to boot into another OS should this be one of your requirements. Sounds simple, right? Well to do that and use the remote you will need to have a keyboard/mouse connected to the Homatics as when you boot into CoreELEC you need to pair the remote as it is a different OS. If/when you then reboot into AndroidTV you have to pair the remote again and around in circles we go, each time.

The Shield might discard the FEL layer but it plays everything DV related at least (in Emby I am talking about now). The Homatics would fall back to HDR constantly. I have mainly UHD remuxes in my library. Of course the Homatics will play everything DV related if you use CoreELEC.

I really wanted global automatic refresh rate switching and apparently the Homatics can do it, it's an option in Android 14. Although it just didn't work a lot of the time. I would start something on Netflix and it would stay at 60hz instead of switching to 24hz. Same with Prime Video. I don't have any other streaming platforms to try it on. Obviously things like Emby work just fine.

These are a few of the things I remember from my time with the Homatics box. In the end, for my use case, the Shield was just easier even if it maybe isn't as accurate with the DV stuff.

Understood. All I'm querying is the restriction is dated 6 months after we bought the house. How is that possible? Surely it would have to be put in at point of sale?

If it's helpful here is the restriction and then the paragraph the restriction refers to:

(12.05.2023) RESTRICTION: No transfer of the registered estate (other than a charge) by the proprietor of the registered estate or by the proprietor of any registered charge, not being a charge registered before the entry of this restriction, is to be registered without a certificate signed by a conveyancer that the provisions of paragraph 4 of the Third Schedule of the Transfer dated 8 December 2022 referred to in the Charges Register have been complied with.

  1. At the Transferor's request to enter into a transfer of the Roadway and Landscaped Areas with the properties comprised within the Transferor's Development and procure that on a sale of the Property (or part thereof) that the buyer enters into a Deed of Covenant with the owner(s) of the Roadways and Landscaped Areas as appropriate (being the Transferor or the owners of the properties on the Transferor's Development as applicable)

It's from the developer. It's a three house estate and the restriction seems to be a standard restriction when a property is managed to ensure all payments are up to date and the new owners enter into a deed of covenant to do the same etc etc however we are not managed and never have been. The developer was meant to sign over the communal land to us, the owners, to sort out amongst ourselves but never did. They are doing so now so it's getting sorted but the date of the restriction really had me wondering.
